We have a fantastic new job opportunity for a Property Manager with experience managing residential property portfolios, tenancies, resident enquiries and estate inspections. As a Property Manager you will manage a portfolio of Private Rented and Intermediate Rented properties, delivering excellent customer service and ensuring tenancy, compliance and property management processes are completed effectively. The Property Manager will work closely with residents, internal teams, third-party providers and external stakeholders, with regular travel to properties in Oxford or Bristol depending on location.
DUTIES
- Resident Liaison: Act as the primary point of contact for residents, resolving queries, investigating complaints and providing advice and guidance in a timely and professional manner.
- Customer Service: Build strong relationships with residents and work collaboratively with internal teams, third-party providers and external stakeholders.
- Property Inspections: Carry out and monitor regular property and estate inspections, ensuring accurate records are maintained and actions are followed through to resolution.
- Tenancy Management: Manage tenancies in line with policies, procedures, targets and KPIs, ensuring tenancy management objectives are achieved.
- Record Keeping: Maintain and update IT systems and ensure accurate manual records are kept.
- Budget Monitoring: Monitor block expenditure and reporting to ensure services are delivered efficiently and responsibly.
- Void Management: Implement empty property processes to minimise costs and lost revenue.
- Tenancy Lifecycle: Manage re-lets, renewals, rent reviews, reference and right-to-rent checks, and issuing tenancy agreements.
- Compliance Monitoring: Ensure compliance checks are completed in line with schedules, legislation and fire safety requirements.
- Legal Processes: Serve legal notices accurately, maintain detailed records and attend court, evictions and external meetings as required.
CANDIDATE REQUIREMENTS
- Full UK driving licence and use of own transport is essential.
- Educated to GCSE level or equivalent in Maths and English, Grades A* to C.
- Experience of working in a customer-centred environment and dealing with the public.
- Proven experience in property management within a residential setting.
- Knowledge of housing law in relation to Assured Shorthold Tenancies.
- Strong IT literacy with proficiency in Microsoft Word, Excel, PowerPoint and Outlook.
- Experience using housing management systems for tenancy and rent arrears management.
- Strong interpersonal and communication skills, with the confidence to engage with residents in person, by phone and via email.
- Ability to build and maintain effective relationships with internal teams and external stakeholders.
- Highly organised, with strong attention to detail and a proactive approach to problem-solving.
