Senior Site Manager – Major London PBSA & Residential Development
Location: North London
Salary: Up to £80,000 basic + package
Employer: Leading London Developer
Sector: Student Accommodation / Residential / Mixed-Use
Position: Permanent
The Opportunity:
An excellent opportunity has arisen for an experienced Senior Site Manager to join a leading London developer and play a key role in delivering a circa £70m student‑led mixed‑use development.
The scheme combines multi-storey student accommodation and affordable housing with commercial space, resident amenities and landscaped external areas, offering a technically varied project with multiple trades and workstreams to coordinate.
This is a hands‑on senior delivery position for someone who can take ownership, lead subcontractors effectively and maintain high standards of safety, quality and programme performance.
You’ll be joining an ambitious, design‑led developer with international backing and a substantial pipeline across residential, student accommodation and major London regeneration. With its own in‑house construction team, the business brings development, design, technical and delivery functions together, giving site leaders direct involvement in the decisions that shape project outcomes.
The Role:
As Senior Site Manager, you’ll take responsibility for the day‑to‑day delivery of allocated buildings, areas or major workstreams, working closely with the Project Manager and senior delivery team.
You’ll translate the overall construction programme into clear, achievable site priorities, ensuring subcontractors have the information, resources and access required to deliver their works safely and efficiently.
The role requires someone who remains close to the detail: checking progress against commitments, identifying sequencing issues, resolving trade interfaces and ensuring quality is maintained as works progress.
You’ll coordinate closely with commercial, technical and design colleagues, escalating decisions early and keeping the delivery team informed of risks, constraints and resource requirements.
Your involvement will extend through fit‑out, inspections, commissioning support and handover, with a clear focus on completing works properly rather than leaving quality issues to the end.
Key Responsibilities:
- Lead day‑to‑day site operations across allocated buildings or workstreams, maintaining clear accountability for safety, quality and programme.
- Develop and manage short‑term programmes and look‑ahead schedules aligned with the master construction programme.
- Coordinate subcontractors, supervisors and site teams, setting clear expectations and monitoring delivery against agreed milestones.
- Manage interfaces between envelope, building services, internal fit‑out and finishing trades.
- Identify programme constraints, design queries and resource shortfalls early, implementing practical solutions with the wider team.
- Chair subcontractor coordination meetings and follow through on agreed actions.
- Maintain strong health and safety standards through site inspections, briefings and review of working methods.
- Oversee quality inspections, hold points, records and defect prevention throughout construction.
- Coordinate site logistics, deliveries, storage and access within a busy urban environment.
- Work closely with commercial and technical teams to manage design information, buildability, changes and their delivery implications.
- Report clearly on progress, subcontractor performance, risks and decisions required.
- Support commissioning, snagging, completion documentation and coordinated handover.
About You:
The successful candidate will bring:
- Proven experience as a Senior Site Manager on substantial residential, student accommodation or mixed‑use developments.
- A background working for a main contractor or residential developer.
- Strong understanding of multi‑storey construction, with RC‑frame experience highly desirable.
- Experience coordinating multiple subcontractors and managing the interfaces between construction, building services and fit‑out.
- Demonstrable ability to manage short‑term programmes, maintain progress and resolve site‑level delivery problems.
- A strong track record of achieving high‑quality finishes and managing works through completion.
- Confidence leading site teams and holding subcontractors accountable for performance.
- Strong communication, organisation and stakeholder‑management skills.
- SMSTS, an appropriate CSCS card and First Aid at Work certification.
- A proactive, hands‑on approach, with the confidence to make decisions and escalation issues appropriately.
Why Join?
This is an opportunity to work directly within a developer’s construction team, with meaningful responsibility for delivery and close access to technical, commercial and senior project colleagues.
The position offers:
- Exposure to student accommodation, affordable housing, commercial space and resident amenities.
- Responsibility across multiple trades and construction stages rather than a narrowly defined package.
- The opportunity to influence sequencing, quality, subcontractor performance and project outcomes.
- A design‑led business with international backing and a varied London development pipeline.
- Valuable experience for a Senior Site Manager looking to build towards future Project Manager responsibilities.
What’s on Offer:
- Basic salary up to £80,000 + package.
- Significant site‑management responsibility on a major London scheme.
- Direct involvement with an experienced project leadership team.
- Exposure to complex construction, fit‑out and handover activities.
- Long‑term career potential within a growing developer with its own construction operation.
