An exceptional opportunity has arisen for an experienced Commercial Lead to take a leading role on a major multi-phase residential development in Birmingham. This landmark scheme will be delivered over a 5-year programme, consisting of multiple high-rise phases. The current phase, due to commence in September, will deliver approximately 200 residential units across two towers rising to 14 and 20 storeys. Looking ahead, the final phase will introduce a signature high-rise tower of up to 37 storeys, further elevating the scale and profile of the development. This is a career-defining opportunity to take full commercial ownership of a long-term, high-value project — with a clear pathway to progress into a senior directorship role, overseeing future major regeneration schemes valued up to £2.5 billion.
As Commercial Manager, you will lead the full commercial function across the project, ensuring strong financial performance, contractual control, and delivery excellence across all phases. You will work closely with senior leadership, project teams, and stakeholders, while managing and developing the commercial team to drive performance and project success.
Key Responsibilities:
- Take full responsibility for the commercial performance of a multi-phase high-rise residential development.
- Lead procurement strategy, subcontractor management, and contract administration across all packages.
- Oversee cost planning, budgeting, forecasting, and financial reporting.
- Manage valuations, variations, risk, and change control processes.
- Drive value engineering and cost optimisation strategies.
- Lead and develop a team of Quantity Surveyors, ensuring high performance and progression.
- Work closely with project, design, and technical teams to align cost, programme, and delivery.
- Provide clear commercial reporting to senior stakeholders and directors.
About You:
- Degree-qualified in Quantity Surveying or Commercial Management (or equivalent).
- Proven experience operating at Commercial Lead.
- Strong background in high-rise residential or large-scale mixed-use developments.
- Excellent knowledge of procurement strategy, contract management, and cost control.
- Demonstrable experience leading and developing commercial teams.
- Strong commercial acumen with excellent communication and leadership skills.
