Location: Based at Sidcup, Kent with weekly travel to Surrey

Salary: ÂŁ27,810 per annum + ÂŁ1200 car user allowance per annum

Hours: 37 hours per week, Monday to Friday

Are you looking for a rewarding role where you can support tenants to sustain their independence and wellbeing? We have two brand new opportunities to join our Housing and Property services function as a Housing and Tenancy Officer. In this vital role, you will be responsible for the effective management of the full tenancy lifecycle and for providing high-quality housing management and tenancy support to tenants.

Key responsibilities:

  • Tenancy Management: complete tenancy sign ups and inductions, manage the end of tenancy processes, offer general housing related advice and support, resolve any tenancy disputes and maintain accurate tenancy records.
  • Tenant Support: Promote and uphold the privacy, dignity, rights, health, safety and wellbeing of people using Avenues services, manage a caseload of tenants providing regular support visits, housing support and supporting daily living skills (budgeting, routines etc.) and act as a point of contact for tenants.
  • Income, Benefits & Arrears Management: support benefit applications, review and disputes, support tenants with Housing Benefits, Universal Credit and welfare related claims, monitor and maintain accurate rent and service charge records, effective management of rent arrears and support annual rent review including negotiating with Housing Benefit teams.
  • Property & Compliance: manage a caseload of properties, conduct site visits, property inspections and health and safety checks.
  • Collaboration & Communication: work closely with operational colleagues, internal departments (e.g. Finance), liaise with external agencies such as House Benefit teams and Social Services and build and maintain effective working relationships.

What are we looking for?

  • Understanding of supported housing and the housing and accommodation needs of people with complex needs.
  • Knowledge of tenancies and experience in successfully enforcing tenancy obligations.
  • Strong understanding of housing management services and related legislation including Local Area Housing Allowance and pending changes to Housing Benefit and supported housing funding.
  • Experience negotiating rent and service charges with local authorities.
  • Experience in successfully reducing tenancy arrears and bad debts.
  • Experience of working with vulnerable people such as those with learning disabilities, autism or an acquired brain injury would be highly desirable.
  • Proficient IT user, including Office 365.
  • Highly organised, proactive and able to prioritise workload.
  • Excellent communication skills and a genuine enjoyment of working with people.
  • Full UK driving licence and access to own vehicle for business use.
