The Opportunity

We’re looking for a commercially sharp, client-facing Project Consultant to lead major projects from first conversation to contract award — and set them up for flawless delivery. This is not a traditional PM role. It’s a commercial, sales-led project leadership role where you own the client relationship, control the numbers, shape the deal and protect the margin — before the project ever hits site. You’ll work with premium clients, landlords, agents and professional teams on projects ranging from £100k to multi-million-pound developments, acting as the commercial brain and delivery conscience behind every win. If you thrive at the intersection of sales, construction, finance and delivery — this is your seat at the table.

What You’ll Be Doing

  • Own high-value opportunities from business development handover through to contract award
  • Lead client meetings alongside design teams to shape briefs and solutions
  • Build and control full project cost models from concept to contract
  • Analyse subcontractor tenders, supplier pricing and commercial risk
  • Run value engineering and margin protection strategies
  • Lead commercial negotiations and contract clarification
  • Manage surveys, site visits, scopes, programmes and risk registers
  • Deliver bullet-proof handovers into pre-construction and operations
  • Build trusted long-term client relationships that drive repeat business

What You Bring

  • Experience running fit-out/construction projects in a commercial environment
  • Strong pre-contract, costing or sales-led delivery background
  • Advanced Excel and financial modelling capability
  • Confident negotiating and closing complex commercial deals
  • Deep understanding of construction lifecycles and procurement
  • Commercial fit-out / refurbishment / design & build experience
  • Knowledge of contract forms and governance
