Lead landmark residential and commercial projects from tender to handover. Work directly with the Directors. Build the next chapter of a respected Surrey contractor. We're looking for a Project Manager who's done the hard yards on high-end builds and is ready to take ownership of something meaningful. You'll run one or two live projects at a time, working hand-in-glove with our Directors and site teams to deliver beautifully finished schemes — on time, on budget, and to the standard that's earned us our reputation. This isn't a cog-in-the-machine role. You'll have real autonomy, real influence, and a direct line to leadership.

What you'll own:

  • Full project lifecycle from tender handover through to final account
  • Programme planning, site coordination, and subcontractor management
  • Commercial performance — cost tracking, forecasting, and protecting margin
  • The client relationship: you'll be the senior face of every project you run
  • Mentoring and developing Site Managers, raising the bar on project governance
  • Helping us scale — sharpening processes, tightening delivery, building the playbook

What you'll bring:

  • A track record delivering high-end residential projects in the £500k–£5m+ range
  • Project Manager experience inside a principal contractor environment
  • Fluency with JCT contracts and structured delivery processes
  • Sharp commercial instincts — you read a cost report the way some people read the news
  • The confidence to hold a room of clients, consultants, and trades
  • A pragmatic, detail-driven, hands-on style
  • Bonus points for Procore or similar digital PM platforms
