I am currently working with an international design and build fit out contractor who have been operating in the London commercial interiors market for 40 years. Originally starting as a furniture contractor, they built a solid foundation in the industry and moved into main contracting specialising in CAT B fit outs.
The business has steadily grown over the years and currently sits with a group turnover of £60m. With healthy profit margins and cash in the bank they are in a good position to continue their previous success.
Culturally they pride themselves on a relaxed but quality driven atmosphere that has allowed them to be nominated for and win various industry related awards. Their family orientated structure, close-knit team and top-tier delivery has earned them a reputable name people want to work for.
They are now actively recruiting for a Senior Pre-contract\’s Manager with heavy D&B experience to oversee three pre-contracts managers already in the team. They do not want someone who will just sit back and delegate – they are looking for an extremely hands on and diligent pre-con expert who is well versed in the D&B fit out market, pricing projects up to the value of £2-10m with good GP.
Role: Pre Construction Manager- Up To £110,000 + Commission Scheme + Pension
Role/Responsibilities:
- Attending initial client brief taking with Project Director & Designer
- Review all tender documents – ERs, fit out guides, M&E specifications etc.
- Set design milestones with designer for information release
- Manage budget during tender process ensuring design is appropriate
- Refine brief with professional/client internal teams
- Produce pre-construction programme
- Produce project cost plan
- Liaise with Project Manager regarding logistics & duration on site for tender purposes
- Work with TSMs to refine M&E scope, tenders and selected contractors
- Chair pre-tender cost reviews
- Present costs, risks, opportunities during client presentations
- Manage financial change post project award until contract issue
- Manage license to alter issue and approval
- Chair internal project handover to delivery team

- Good understanding of IT software including Microsoft Word, Excel, PowerPoint, and document control systems
