Reporting into the Facilities Manager, the Maintenance Supervisor will perform a range of general and ground maintenance duties to a consistently high level and assist the Facilities Manager with daily maintenance, meeting the standards required by our owners and the business. Our owners’ quality of life and care depend upon the safe and exceptional standard of the facilities we provide, as well as the facilities within their home.
Role Purpose
The Maintenance Supervisor will play a critical role. You will supervise a small team to provide a safe and efficient working and living environment, which is essential to the performance of the village and the lifestyle of our owners.
The role is to optimise property condition and quality and to ensure the building and grounds are kept in a safe working condition. Understanding the mechanism of buildings including electrical, plumbing, plant, safety systems and equipment meeting the standards required by the owners on our sites and the business.Â
Principal Accountabilities and Responsibilities:
- Facilitate the seamless operation of maintaining the Audley Village and owners properties, encompassing, grounds, gardens, housekeeping, plumbing, electrics and decorating.
- Assist in the maintenance of grounds when required, including Planting, Pruning, Watering and Mowing.
- Collaborate with the Cluster Facilities Manager to manage maintenance costs within the allocated budget, overseeing departmental procurement, and promptly addressing any inventory discrepancies
- Conduct testing of fire safety equipment, systems, and emergency lighting, meticulously maintaining written records.
- Ensure compliance with legislative controls, processes, and procedures, working closely with the Facilities and General Manager to ensure that all work carried out is in compliance with Health & Safety Regulations.
- Attend all training and assessments as deemed necessary by your line manager.
- Demonstrate awareness of energy conservation within the village.
- Address reported maintenance issues promptly and to a high standard of quality.
- Safeguard the security of the village and owners\’ property.
- Possess comprehensive technical knowledge and experience in general trades, along with a hands-on approach to problem-solving.
- Maintain and service all in-house equipment, for example conducting regular checks on emergency lights, fire doors, and extinguishers.
- Conduct repair work to uphold company standards.
- To be available for emergency call-outs as required
- Helping to assess and manage external contractors for large and/or specialist works.Â
- Inspecting repair work to ensure that company standards are maintained.
- Helping to build an exceptional team and ensuring all new hires are inducted into the department and Audley way correctly.
- Ensure punctuality, professional appearance, and courteous behaviour among yourself and your team towards owners and guests.
- Conduct ongoing performance reviews with team members, establishing objectives and personal development plans.
- Support the Cluster Facilities Manager in organising team member records, schedules, Rota’s and holidays.
Key Skills & Requirements:
- Good all-round technical knowledge of general trades and labour
- Problem solving skills
- Maintenance planning and project management
- Preferably Qualification within health and safety working practices – IOSH Certificate
- Preferably experience of leading / managing a small team
- General maintenance experience
- Gardening experience
