Join the Atlas Workplace Services Team as a Maintenance Operative in London! Are you skilled and dedicated to maintaining high standards and ensuring seamless operations across client sites? In this critical role, you will execute statutory and routine PPMs and promptly address reactive maintenance issues, ensuring strict adherence to contract Service Level Agreements (SLAs) to maintain our standards. We seek a Maintenance Operative adept at delivering top-quality planned maintenance and reactive repairs, with a strong emphasis on compliance PPM across diverse disciplines. Principle Duties and Responsibilities

  • Ensure the highest standards and Atlas competencies are delivered and demonstrated.
  • Deliver Portfolio M&E PPM and minor works.
  • Ensure the Client, Customer and Team are ‘kept in the loop’ through feedback and regular updates.
  • Contribute to the delivery of a quality service, aiming for 100% satisfaction of the Customer.
  • Provide technical support, advice and guidance to the Customer and Team.
  • Ensure best value for money to the Client by ensuring accuracy within the Team by checking resource and materials are suitable to effectively deliver the service.
  • Report on performance to your Area Manager.
  • Ensure safe delivery of all Atlas works, including those of our service partners.
  • Produce details of time and materials required for any minor works for quoting purposes.
  • Liaise with Account co-ordinators, Schedulers, Management, and Sub-Contractors to deliver work to the highest standard within SLA, as required.
  • Build and foster relationships with the Client, Customer, other Atlas colleagues.
  • Ensure Maximo system is constantly updated via your issued tablet and that all time is accounted for on the generated timesheet.
  • Take ownership of the sites delivering exceptional service to the customer.
  • Work as part of a 7-week shift rota which includes some evenings and weekend working.
  • Cover all call out responsibilities out of hours when rostered.

BASIC TASKS

  • Fabric
    • Minor carpentry repairs.
    • Replacement, repairs, and adjustment to locks, handles, hinges, latches, security locks, push bars, bolts, hooks, and code locks on doors and windows.
    • Replacement of ceiling and wall access hatches.
    • Adjustment, repairs to, and replacement of door closers.
    • Replacement of parts on auditorium seating including seat backs, bases, arms, brackets, springs, and bushes Etc. (training given).
    • Minor repairs to floors, walls, and woodwork.
  • Plumbing
    • Diagnosis of faults and repair or replacement of toilet parts including flush valves/syphons, seats, fill valves, flush handles, flush plates, isolation valves, cisterns, and pans etc.
    • Work on traditional close coupled toilets, and concealed cistern types.
    • Replacement of tap washers, cartridges, taps, indices, sink wastes and traps.
    • Drainage leaks.
    • Water leaks.
    • Silicone and sealant replacement.
  • General
    • Unblocking toilets and sinks and associated pipework.
    • Unblocking and descaling of urinals and associated pipework.
    • Graffiti removal.
    • Gutter cleaning (using sky vac).
    • Lamp checks and replacement (head office only).
  • PPM’s
    • Lifting inspection covers and checking interceptors and drains.
    • Roof checks, including tidying and removal of rubbish. Escalation of issues.
    • Graffiti checks.
    • Building façade inspections.
    • Flushing and legionella checks (head office only).
    • Tap descaling.
    • Shower head disinfection and descaling.
    • Filter and grille cleaning.

About You

Minimum Qualifications, Certifications and Training required

  • GCSE in English and Maths or Equivalent.
  • NVQ Level 3 in an M&E discipline (Gas, Electrical, AC, Plumbing, Carpentry).
  • Legionella (L8) trained and competent.
  • Accredited Health and Safety qualification e.g. IOSH Working Safely or equivalent.

Essential Knowledge, Skills and Experience for this role

  • Strong, demonstrable competencies of dealing with fabric related works in a maintenance environment.
  • 2 years previous experience within similar environment, and in particular, across area multi sites and multi discipline service delivery.
  • Background in engineering or property maintenance.
  • Experience of working with asset/work management systems such as MAXIMO / CAFM systems on smartphones.
  • Ability to manage priorities in line with business needs.
  • Ability to turn hand to most activities within a building maintenance environment.
