About The Role
Role Overview
The Commercial Manager will be responsible for end‑to‑end commercial governance across a high street convenience store estate, covering both reactive/planned maintenance and capital works programmes. The role ensures robust cost control, subcontractor performance management, contract compliance, revenue protection, while supporting operational delivery teams in achieving financial and contractual compliance.
Key Responsibilities
- Subcontractor Commercial Management
- Lead commercial management of subcontractor supply chain across maintenance and capital works.
- Negotiate and maintain subcontractor rate cards, ensuring competitiveness and value for money.
- Manage contractual relationships, including dispute resolution, variations, and compliance with agreed terms.
- Oversee subcontractor onboarding, including financial due diligence, rate benchmarking, and capability assessment.
- Financial & Cost Control
- Monitor and manage Work in Progress (WIP), ensuring accurate valuation and timely conversion to revenue.
- Oversee Accounts Payable processes, ensuring accurate validation and timely payment of subcontractor invoices.
- Ensure cost capture aligns with contractual entitlements and internal controls.
- Scrutinise and verify the Application process.
- Drive cost optimisation initiatives across the estate.
- Provide support to the Morrisons ‘Saves Plan’ process.
- Revenue & Commercial Governance
- Manage revenue management processes, ensuring alignment with contractual frameworks.
- Maintain and enhance margin across Operations, Projects and other income streams.
- Review and validate applications for payment, ensuring completeness and accuracy.
- Identify and mitigate revenue leakage risks.
- Contract & Change Management
- Lead the preparation, submission, and negotiation of Contract Change Notices (CCNs).
- Ensure all variations are commercially assessed, documented, and agreed in a timely manner.
- Maintain a robust audit trail of all contractual changes.
- Service Credit & Performance Management
- Manage service credit mechanisms, including assessment, challenge, and mitigation strategies.
- Work with operational teams to minimise exposure to penalties and improve performance outcomes.
- Stakeholder Engagement
- Partner with operations, finance, and procurement teams to drive commercial performance.
- Provide commercial insight and reporting to senior leadership.
- Act as a key interface with clients on commercial matters where required.
- Provide structured governance of Procurement and Commercial meetings and activities.
Skills & Experience
- Proven experience in a Commercial Manager or Quantity Surveyor role within facilities management, retail estate, or construction/capital projects.
- Strong understanding of subcontractor management and rate card negotiation.
- Experience managing WIP, revenue recognition, and cost control in a high‑volume environment.
- Solid knowledge of contract forms (e.g., NEC, JCT or bespoke FM contracts).
- Strong analytical, negotiation, and stakeholder management skills.
- Advanced Excel and commercial reporting capability.
Qualifications
- Degree in Quantity Surveying, Commercial Management, Finance, or related discipline (preferred).
- Professional membership (e.g., RICS, CIMA) desirable but not essential.
