About the Role
We are seeking an experienced and proactive Property Manager to deliver a comprehensive property management service across a portfolio of healthcare and adjacent sector assets. This role is responsible for ensuring properties are managed efficiently, remain compliant with contractual and statutory obligations, and continue to deliver an excellent customer experience. The successful candidate will work closely with Facilities Management, Asset Management, Finance and wider operational teams to maximise asset performance, support sustainability initiatives and ensure occupier satisfaction.
Key Responsibilities
- Property & Asset Management
- Proactively manage a portfolio of properties to ensure assets are maintained, compliant and operating efficiently.
- Work closely with Facilities Management teams to ensure planned preventative maintenance programmes are implemented and maintained.
- Identify and implement continuous improvement initiatives across all aspects of property management.
- Prepare, manage and reconcile service charge budgets in line with the RICS Code of Practice.
- Ensure landlord and tenant obligations are fulfilled and address breaches promptly to minimise risk and cost.
- Manage occupier applications including assignments, subletting and alterations in accordance with lease terms and legislation.
- Undertake regular property inspections to assess condition, compliance and lease adherence.
- Identify opportunities to enhance asset value and operational performance.
- Support the delivery of asset management strategies and site-specific plans.
- Maintain accurate and up-to-date property records and databases.
- Collaborate across teams to improve operational efficiency and reduce non-recoverable costs.
- Support sustainability and social impact initiatives, including energy efficiency improvements and EPC compliance.
- Customer Service
- Build strong relationships with occupiers and maintain high levels of customer satisfaction.
- Act as the primary point of contact for occupier liaison.
- Ensure customer queries are responded to within agreed timescales.
- Meet occupiers during inspections where possible and follow up with clear written actions.
- Collaboration & Communication
- Work in partnership with Asset Managers and operational teams to ensure seamless service delivery.
- Collaborate with Facilities Management to support health & safety, maintenance and compliance activities.
- Share knowledge, contacts and market insight to support wider business development opportunities.
- Support supplier management discussions to ensure best value and service delivery.
- Identify opportunities that support revenue growth and business objectives.
- Financial Management
- Create and maintain income and expenditure accounts for each property.
- Manage service charge budgets and coordinate recharge processes with Finance teams.
- Oversee rent roll management and ensure lease charges are accurate and correctly administered.
- Support rent collection and credit control processes.
- Coordinate building insurance arrangements and related claims.
- Governance & Compliance
- Maintain awareness of relevant property and health & safety legislation.
- Ensure appropriate risk assessments are completed and actions managed effectively.
- Escalate outstanding compliance or health & safety issues where necessary.
- Ensure all properties comply with legal, regulatory and statutory requirements.
- Support the integration of new acquisitions and developments into the property portfolio.
- Maintain accurate records of occupier interactions and property activity.
- Leadership
- Demonstrate positive leadership behaviours and lead by example.
- Collaborate effectively with colleagues to support strategic business objectives.
- Encourage teamwork, problem solving and continuous improvement.
Skills, Knowledge & Experience
- Essential
- Strong interpersonal and communication skills.
- Previous property management experience.
- Experience managing service charges.
- Strong understanding of property legislation.
- Aware of Health & Safety legislation.
- Desirable
- Knowledge of Word, Excel and Property Management systems.
- Ability to think creatively and identify practical property solutions.
- RICS or AssocRICS membership, or working towards qualification.
Additional Requirements
- Full clean UK driving licence.
- Willingness to travel regionally and occasionally stay overnight.
- Flexibility to support out-of-hours requirements when necessary.
- Attendance at team and wider business meetings.
- Commitment to ongoing professional development and training.
