ABP Property is the largest port-related property operator in the UK, with an annual rent roll of £135m, and a land bank of 1,800 acres with the appetite to acquire further strategic land holdings. We are looking to recruit a Lead Asset Manager who will report to the Head of Property for the Humber region. The purpose of this role is to identify new property opportunities by managing and building relationships with new and existing ABP customers to ensure we can achieve our long-term property requirements and add value to our investment portfolio.

Responsibilities

  • Identification of parcels of underutilised land and developing strategies for increasing their value and the return to ABP.
  • Engage with existing customers proactively to understand their business needs, negotiating new lettings to support either their expansion or downsizing whilst ensuring back to back deals where possible.
  • Maximise ABP capital value by restructuring/regearing leases and exploring early surrender opportunities.
  • Identification of underutilised areas of ABP’s operational estate, challenging occupation with ABP operational teams and presenting solutions to enhance service delivery and/or create additional value.
  • Developing and managing programs of activity to deliver asset management initiatives from initial opportunity through to realisation of each project.
  • Identification of nearby and adjacent parcels of land or buildings for strategic acquisition including sale and leaseback opportunities from owner-occupiers.
  • Early identification of delivery risk and development of mitigation strategies.
  • Engage with the wider property function and peers in other regions in the development of ABP property asset management best practice process and procedure.
  • Delivering projects and initiatives that support and enhance ABP sustainability goals.
  • Formation and management of project teams to deliver property asset management initiatives.

Qualifications

  • MRICS or equivalent.
  • Previous, proven experience of providing asset management advice is essential.
  • Demonstrable knowledge of, and ability to manage, end-to-end value add initiatives.
  • Strong verbal, numerical and written communication skills to support interactions with wider company and external parties.
  • Tenacious with a will to succeed, and solid negotiation skills.
  • The ability to quickly strike rapport with internal/external stakeholders.
  • Excellent networking skills – capable of operating in varying cultural environments in a development process.
  • Analytical – capable of articulating and reporting using business and financial metrics.
  • Able to interpret complex information and data.
  • Planning and prioritisation skills.
  • Ability to deliver to deadlines and self-manage.
  • Innovative and confident in challenging the status quo, in listening and engaging and in proposing solutions.
  • Ability to identify opportunities in a timely manner and hold people to account.
  • An appreciation and understanding of operational risk in the port/industrial/logistics sector and an understanding of when and how to seek specialist advice and input.
  • Be able to report, engage with and make recommendations to both Property and non-Property colleagues in a concise business-focused manner.
  • Ability to communicate and engage effectively with stakeholders at all levels.
  • Ability to manage numerous activities simultaneously and prioritise workload.
  • Team player who is able to work with, learn from others and act as a coach/mentor to more junior members of the team.
  • An understanding of environmental and sustainability best practice.
  • Full driving licence.
