At ABP, we’re reimagining the future of ports and property. As the UK’s largest ports operator, we own and manage a diverse and strategically important property portfolio across the Humber – one of the UK’s most significant industrial and logistics hubs. We are now looking for an MRICS-qualified Estates Manager to join our Humber Property Team, playing a key role in managing and enhancing the value of our commercial and industrial estate.

The Role

  • Manage the day-to-day operation of a commercial and industrial property portfolio across the Humber
  • Undertake regular property inspections to ensure compliance and standards are maintained
  • Support the development and delivery of asset management strategies to enhance value and returns
  • Undertake annual asset and investment valuations in line with IFRS requirements

Lease & Landlord & Tenant

  • Lead on lease negotiations, including renewals, rent reviews and restructures
  • Ensure landlord and tenant compliance across the estate
  • Maintain accurate records of leases and key events such as rent reviews and expiries
  • Support rent collection and arrears management
  • Identify opportunities for income growth and cost efficiencies
  • Contribute to the annual budgeting process and financial planning

Stakeholder Management

  • Act as a key point of contact for tenants, occupiers and stakeholders
  • Build strong relationships across commercial, operations, engineering and legal functions
  • Collaborate with internal teams to support new and existing business opportunities

Compliance & Governance

  • Ensure compliance with statutory, health & safety, and building regulations
  • Promote a strong Health & Safety culture across the estate

About You

  • You’ll be a commercially minded property professional with the confidence to operate in a complex, multi-stakeholder environment.
  • Proven experience in commercial and/or industrial property management
  • Strong knowledge of landlord and tenant matters
  • Experience or exposure to asset/investment valuations and IFRS standards
  • RICS Registered Valuer (VRS)
  • Experience working in a client-side or portfolio ownership environment
  • Strong stakeholder engagement and negotiation skills
  • A pragmatic, solutions-focused approach
