We are looking for an experienced Property Manager to take day-to-day responsibility for a residential block of 91 studio apartments in Borehamwood. This is a hands‑on, on‑site position — candidates must be based locally or willing to travel no more than 30 minutes away.
The core focus of the role is rent collection, tenant management and maintaining strong occupancy through close working relationships with local letting agents.
Key Responsibilities
- Rent collection and arrears management, ensuring payments are received on time and chasing any outstanding balances promptly
- Full tenancy lifecycle management — referencing, move‑ins, renewals and checkouts
- Working with local letting agents to fill vacancies quickly and minimise void periods
- Serving as the primary point of contact for all tenant queries and complaints
- Managing the eviction process where required, including Section 8 and Section 21 notices
- Coordinating maintenance and repairs with our building manager
- Conducting regular property inspections and ensuring compliance with safety regulations
- Maintaining accurate records of tenancies, payments and communications
What We’re Looking For
- Proven experience in residential property or lettings management
- Strong knowledge of tenancy legislation, including eviction procedures and deposit protection
- Track record of effective rent collection and dealing with arrears
- Experience working with letting agents and managing tenant pipelines
- Highly organised, self‑sufficient and comfortable working on‑site
- Excellent communication skills, both written and verbal
- Must live in or near Borehamwood, or be willing to travel
