Location: Orpington

Salary: £60,000 - £90,000 per annum (depending on experience)

Main Purpose of Job: Overall responsibility of the Building Services Elements of the Projects and associated staff, with input across the whole of the business to ensure continuous improvement of performance and profitability.

Key Tasks:

  • Design & Construction/Delivery
    • Demonstrate full understanding of Project Scope, Specification and Drawings
    • Ensure Project team fully understand Project Scope, Specification and Drawings
    • Responsible for the management of the project team and to produce detailed construction schedules.
    • Provide client liaison for all project matters and to issue early warning notifications to the client.
    • Responsible for ensuring the flow of information between the client, design team, project team and head office is upheld.
    • Provide updated project programmes reflecting the current programme baseline.
    • Update project programmes to include all compensation events granted and show allowances for additional instructions. Ensure that the programme is updated weekly and any lead and lag is recovered.
    • Ensure that the project teams are carrying out the necessary liaison between themselves and third parties.
    • Responsible for the management of Subcontractors.
    • Ensure Subcontractors are working to current information
    • Ensure Subcontractors provide programmes, resource plans, procurement schedules, progress reports and drawings.
    • Ensure project team meetings are periodically held, and they shall chair and review the meeting discussions.
    • Develop resource plans in accordance with the contract documentation and implement.
    • Ensure that all works are carried out in accordance with the scope, specification and drawings.
    • Identify resources needed for specific projects and implement a suitable project team as required to deliver the Key Tasks.
  • Contractual & Commercial
    • Ensure compliance to terms and obligations of the Main Contract & Sub Contracts relevant to the project.
    • Communicate the terms and obligations of the Main Contract & Sub Contracts to the project team and subcontractors.
    • Establish and Communicate project specific budgets to project team.
    • Ensure any design responsibility is compliant to the contractual conditions.
    • Monitor project budget and ensure the project is completed within required time frames.
    • Ensure design and construction changes are not implemented without approval through a robust and clear design change/instruction that tracks and authorizes associated costs and programme impacts.
    • Produce Project specific procurement schedules in conjunction with client’s project team.
    • Minimize exposure and risk to the company on each project.
    • Produce & Present regular Project Reports within the Management Meetings.
    • Understand the commercial targets of the Projects and contribute to the required Project strategies and improve performance and delivery.
    • Continual monitoring of project status through implication of project management and analysis of reports from operations and commercial teams both in terms of progress and expenditure.
    • Assist commercial team with continual monitoring and review of project financial and commercial position along with risk analysis and management.
    • Assist commercial team with the continual monitoring and forecasting against planned financial budget requirements for projects.
    • Assist the commercial team with production of Project budget requirements and achievement of required project margin.
  • HSEQ
    • Ensure welfare facilities and fire precautions are maintained and any health & safety matters that arise are dealt with efficiently by the team.
    • Ensure that the necessary training and qualifications required to carry out the team objectives is provided.
    • Ensure that the assessed risk in the use of any substance or work activity has been addressed and that the required method statements and risk assessments to carry out the works are in place and being followed by the project team.
    • Develop, implement and maintain the site specific HSEQ plan.
    • Ensure health, safety, environmental and quality arrangements are maintained to a high standard on site.
    • Ensure that any accidents on site have been reported to the HSEQ Manager.
    • Ensure that there is a qualified first aider on site at all times.
    • Work closely with HSEQ Advisor to ensure that the company’s HSEQ objectives are being operationally achieved and exceeded wherever possible.
    • Appraisal of existing project personnel and assisting in their continued professional development.
    • High Level Management and review of allocated projects including implementation of operational procedures and control measures, in line with the BMS Operational Flow Chart.
    • Ownership and Continual review and improvement of the Project Operational Elements of the BMS System.
    • Checking and approval of Quality Plans for each project.
    • Implementation of grievance and disciplinary procedures as necessary to deal with the conduct of employees.
    • Reprimand any members of the site team for failing to carry out their duties.
  • As Senior member of Project Team
    • Establish and Maintain relationships with the clients Management Counterparts across all projects.
    • Close liaison with other Senior Managers of the client (e.g. Operations, Design, Estimating, and Commercial).
    • Attend and Actively Contribute towards the ongoing Senior Management Team Meetings.
    • Support and respect members of the Management team.
    • Maintain ISO / BMS compliance within Operations.

Person Specification:

  • Knowledge of Microsoft Word, Excel, Outlook and Project and a good level of computer literacy.
  • Ability to adapt to other IT programs used in the Business.
  • Professional Appearance.
  • Able to manage and prioritize workload.
  • Accuracy with figures.
  • Overall Construction & M&E Knowledge.
  • Confidence to negotiate with clients at a senior level.
  • Ability to lead and influence the operations team.
  • Reliability and commitment.

Qualifications:

  • Electrical and Mechanical systems training and qualifications.
  • Management Qualification (Min NVQ Level 4).
  • SMSTS.
  • CSCS.
