We are seeking an experienced Senior Property Manager to join our Balham office, overseeing a dedicated portfolio of residential properties and delivering a high standard of service to both landlords and tenants.
The Role
You will take full responsibility for your own portfolio, acting as the primary point of contact throughout the tenancy lifecycle. This is a hands-on role requiring strong organisational skills, excellent communication, and a solid understanding of lettings legislation.
Key responsibilities include:
- Managing a sole portfolio of properties from move-in to check-out
- Coordinating and overseeing maintenance works, including major repairs and full refurbishments
- Liaising daily with landlords, tenants, and contractors to ensure issues are resolved efficiently
- Arranging and reviewing estimates for repair and maintenance works on behalf of landlords
- Conducting regular property visits and providing detailed reports to landlords
- Ensuring full legal compliance across the portfolio, including arranging electrical safety inspections
- Managing the check-out process, including arranging inventories where required
- Negotiating the return of tenancy deposits and handling deposit disputes when necessary
- Maintaining clear and consistent communication with landlords and tenants throughout the tenancy
- Authorising contractor invoices and ensuring works are completed to a high standard
- Providing guidance and support on lettings legislation where required
