Ashwood Scotland Ltd is a respected principal contractor specialising in listed building, heritage, and high-quality construction projects across Central Scotland. With an in-house team of skilled stonemasons, traditional joiners and experienced construction managers, we deliver exceptional new build and refurbishment projects across public, private, and third-sector clients.
We are looking to appoint an experienced Surveyor / Senior Surveyor to lead the commercial delivery of construction projects across Central Scotland. This role suits an established Surveyor / Senior Surveyor who is confident working closely with clients, contract administrators, design teams, and subcontractors to ensure projects are delivered on programme, within budget, and to a high professional standard.
Your Role
This is a full-time, office-based position based in Central Scotland with regular site visits as required. You will take responsibility for the full range of commercial and surveying functions across refurbishment, renovation, and new build projects. You will play a key role in managing costs, procurement, valuations, and financial reporting, while supporting the wider project team to ensure efficient delivery and strong commercial control throughout the project lifecycle.
Key Responsibilities
- Analyse tender allowances and project cost information
- Measure and value works (from drawings and on site) for valuations, variations, and final accounts
- Prepare and submit valuations in line with agreed valuation dates
- Procure subcontractors, including comparisons, approvals, and agreement of design portions and collateral warranties where required
- Administer subcontract payments, variations, and final accounts
- Advise on and administer main contracts and subcontracts
- Prepare and maintain costs to complete and quarterly management reports
- Monitor in-house trades, labour, cash flow, and turnover forecasts
- Liaise with the in-house materials buyer to identify changes and commercial opportunities
- Ensure works are carried out in line with ISO standards, integrated management systems, and Health & Safety requirements
- Support the Contracts Manager with site-related commercial activities
- Liaise with external stakeholders including architects, engineers, subcontractors, local authorities, and utilities
- Maintain strong, professional client and supplier relationships
- Proactively resolve commercial issues that could impact successful project delivery
- Provide support across other areas of the wider business when required
Essential Skills and Requirements
- Minimum 10 years’ experience in the construction industry
- Relevant professional qualification (HNC / HND / Degree)
- Strong working knowledge of JCT contracts and SMM7 / NRM2
- Proven experience in commercial management and subcontract procurement
- Ability to assess design changes and price variations from first principles
- Strong financial reporting and cost control skills
- Excellent communication, organisational, and problem-solving abilities
- Able to work independently while contributing effectively to a wider team
- Good understanding of Health & Safety regulations and construction best practice
- IT literate (Word, Excel, SharePoint)
- Willingness to travel to sites across Central Scotland
- Full clean UK driving licence

- CSCS Card
- Membership or Associate Membership of CIOB, RICS, or similar (not essential)
- Experience within a traditional contracting environment
