As Planned Maintenance Manager you will be responsible for leading the delivery of our housing planned maintenance programme. In this pivotal role, you will be shaping the future of our housing projects, ensuring that planned works are delivered on time, within budget, and to the highest standards. Essentially you will oversee the end-to-end delivery of planned maintenance projects, from procurement and design through to completion. This is a strategic role where you will continually seek innovative ways to improve service delivery and asset management.
Key Responsibilities
- Preparing designs, specifications, drawings, and tender documentation for planned works.
- Overseeing contractors and monitoring their performance, ensuring compliance with Council policies, building regulations, CDM requirements, and health and safety legislation.
- Providing proactive quality control, tenant liaison, and customer care on site.
- Managing budgets, validating financial claims, and contributing to financial forecasting.
- Maintaining accurate property records and digital systems to support reporting and audit.
It is essential that you have HNC/HND in Building Studies or equivalent, and/or significant relevant experience, along with having:
Qualifications and Experience
- Detailed knowledge of Health & Safety legislation, particularly CDM Regulations.
- Proven management experience within a housing setting.
- Significant experience in planned maintenance, procurement, and contract management.
- Experience managing large budgets and multiple projects.
- Strong leadership, technical, and communication skills.
- Full UK driving licence.
In addition, it would be advantageous if you are qualified or actively pursuing CIOB or MRICS membership and have local government or housing association environment experience. This is a critical role in which your leadership will directly improve the quality of housing services for our residents.
