We are seeking an accomplished Senior Facilities Manager to lead King William Street, one of London’s most prestigious new office developments. This is a high-profile role, responsible for maintaining service excellence, operational performance and the property’s reputation.

Personal Specification

We are looking for a rounded Senior Facilities Manager who combines technical expertise, confident leadership, commercial awareness and a proactive, service-focused approach. The successful candidate will bring:

  • Strong knowledge of Health, Safety and Environmental legislation, with IOSH essential and NEBOSH desirable.
  • Experience managing multi-occupier, complex properties in a demanding, service-led environment.
  • Strong budget, service charge and contractor management skills, with the ability to monitor performance, control costs and deliver value.
  • Sound problem-solving and decision-making skills, with the ability to optimise resources and resolve issues effectively.
  • Excellent organisation, time management and prioritisation, including the ability to manage pressure and competing demands.
  • A self-motivated, flexible and independent working style, balanced with strong interpersonal and communication skills.
  • Good IT literacy, including confident use of Microsoft Word and Excel.
  • Relevant professional qualifications or memberships, including IWFM Membership and IOSH as essential requirements, with NEBOSH desirable.

Technical Skills and Knowledge

The role also requires technical strength across building systems, compliance, service delivery, sustainability, budgeting and leadership.

The postholder will need strong working knowledge of complex building systems, including mechanical, electrical and water systems, and building fabric.

Health, Safety and Compliance

You should understand the key legislation and operational responsibilities that apply to a high-profile, multi-occupier environment.

The role also requires practical knowledge of statutory inspection, testing and maintenance requirements across the following areas:

  • Fire Safety: Fire alarms, Emergency lighting, Fire doors, Sprinkler systems, Evacuation procedures
  • Water Hygiene: ACOP L8, Legionella control, Water testing regimes
  • Lifting Equipment: LOLER inspections, Passenger lifts, Goods lifts
  • Electrical Safety: EICR testing, Fixed wire inspections, PAT testing governance
  • Pressure Systems: PSSR compliance, Written schemes of examination

Hard Services Management

They should be confident managing technical service providers across PPM, reactive maintenance, asset lifecycle management, CAFM systems, reliability-centred maintenance, critical environments, SLAs and KPIs.

Soft Services Management

They should also oversee high-quality soft services, including cleaning, security, reception and concierge, waste management and grounds maintenance.

Sustainability and Net Zero

A strong understanding of sustainability, carbon reduction and environmental performance is important, including energy efficiency, Net Zero programmes, ESG reporting, BREEAM, NABERS UK and ISO 14001.

Practical skills should include utility management, carbon footprint reduction, waste reduction initiatives and green building operations.

Service Charge Budget Management

The role requires strong commercial awareness, including budget development and control, CAPEX and OPEX management, lifecycle costing, business case preparation, procurement, contract negotiation and benchmarking.

Leadership and Strategic Skills

At senior level, the postholder must lead confidently, manage stakeholders effectively and translate operational priorities into practical plans.

  • Vendor management, negotiation and performance management.
