Artisan Recruitment are currently seeking an experienced Quantity Surveyor – Planned Works & Voids on behalf of a well-established contractor delivering social housing maintenance services across the South. This is an excellent opportunity to join a Southampton-based team supporting a live social housing maintenance framework delivering planned maintenance and void refurbishment works. The role is commercially focused and operates within a Schedule of Rates (SOR) environment, supporting the effective commercial management of planned works and void programmes. The successful candidate will be responsible for surveying, scoping, measuring, valuing, and commercially managing works across a live framework contract, with a strong focus on Schedule of Rates pricing and operational support. The position supports a long-term strategic partnership with a key social housing client, offering stability, continuity of work, and the opportunity to contribute to the ongoing success of an established operational framework. The role is primarily office-based in Southampton, with the opportunity for hybrid working. This position would suit an experienced maintenance or social housing Quantity Surveyor with strong knowledge of measured term contracts, SOR-based commercial management, and planned maintenance environments.

Key Responsibilities

  • Carrying out site surveys and assessing planned maintenance and void refurbishment works.
  • Preparing scopes of work, specifications, and cost estimates.
  • Measuring, pricing, and valuing works using NHF/SM7 Schedule of Rates frameworks.
  • Reviewing variations, identifying commercial risks, and supporting cost control across the contract.
  • Producing accurate valuations and commercially robust pricing submissions within agreed deadlines.
  • Reviewing drawings, client requirements, and subcontractor quotations.
  • Supporting operational and commercial teams during mobilisation and live contract delivery.
  • Liaising with client representatives, contract managers, and operational teams to support effective project delivery.
  • Maintaining accurate commercial records, pricing documentation, and reporting information.
  • Ensuring compliance with contractual, regulatory, and health and safety requirements.

Key Requirements

  • Proven experience in Quantity Surveying, commercial, or estimating roles within social housing, planned maintenance, voids, property services, or related environments.
  • Strong knowledge of NHF/SM7 Schedule of Rates pricing frameworks.
  • Experience working within measured term contracts and SOR-based commercial management environments.
  • Strong commercial awareness and excellent attention to detail.
  • Ability to manage multiple workstreams and deadlines within a live operational environment.
  • Strong communication and stakeholder management skills.
  • Proficiency in Microsoft Excel and commercial/estimating systems.

Desirable

  • Construction-related qualification (HNC, HND, or Degree).
  • Knowledge of social housing regulations and compliance standards.
  • Experience working across planned works, voids, or maintenance frameworks.
