Artisan Recruitment are looking for a Contracts Manager for a specialist maintenance, compliance and refurbishment provider operating across complex and highly regulated environments. Established in 2003.
Hybrid working mix of sites, home and office. Looking after either a big job or several smaller jobs. Supporting clients across Defence, Education, Healthcare and Critical National Infrastructure, delivering safe, compliant solutions from minor repairs through to full‑scale building works.
We are looking for experienced Contracts Managers to cover London. The role involves overseeing and managing multiple projects from start through to completion, including the defects period. Projects typically range in value from £150k – £5m, covering internal fit out, refurbishment and alteration works.
Key Responsibilities- Ensure that all works are completed on time, within budget and to the highest of standards.
- Communicate and negotiate with clients, architects, structural engineers, subcontractors, suppliers and staff from site workers to directors in a professional and fair manner.
- Serve as the first point of contact for the client, design team, site managers, subcontractors, suppliers and the general public for the duration of the contract.
- Manage health & safety issues – top priority in the role; comply with ISO 9001:2008 Quality Management Systems.
- Produce programme of works for projects, including master programmes and individual work task items; monitor and oversee the site manager and their project, visiting all projects at least once a week.
- Take overall commercial responsibility by ensuring project valuations and practical completion certificates are issued in a timely manner, guaranteeing swift payments.
- Experience in managing others with strong leadership and people‑management skills.
- Good understanding and technical knowledge of the construction industry, including reading architectural drawings and understanding the construction process.
- Ability to construct accurate and realistic construction programmes.
- Fit well in a team, with initiative and enthusiasm.
- Organised and capable of meeting deadlines.
- Excellent verbal and written communication skills.
- Proficient in Microsoft Excel, Project, Word and Outlook.
- Good knowledge of the latest Health & safety legislation and Building Regulations.
- Understanding of all aspects of the contracting process, contract law and specific experience with NEC and JCT contracts.
- Strong commercial sense and proven decision‑making ability.
