This is an excellent opportunity to get on board with our highly regarded client who is looking for an additional Property Manager due their expanding portfolio of properties in East Kent. Our client has several offices and this position is open to anyone looking for a role in either Ramsgate, Folkestone or Herne Bay.
Your role will involve maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. You will establish rental rates by surveying the local market and calculating overhead costs, depreciation, taxes, and profit goals. You will attract tenants by advertising vacancies, obtaining referrals from current tenants and explaining advantages of location and services. Also you will be dealing with tenants contracts by negotiating leases and collecting security deposits, working to financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, and initiating corrective action, maintaining property by investigating and resolving tenant complaints, enforcing rules of occupancy, organizing the completion of repairs, planning renovations, contracting with landscaping companies.
Strong administrative abilities are important as part of the role will involve preparing reports by collecting, analyzing, and summarizing data and trends. We are looking for someone with excellent organization skills, strong MS Office, negotiation ability, a great communicator both verbally and written, professional and the ability to work to deadlines.
Preference will be given to those with some experience in Property Management or estate agency, although candidates with a strong administration background with excellent communication skills will be considered. Our client offers good working conditions, rates of pay and bonuses.
