The Arora Property division was set up to provide a property management and asset management service. It currently manages circa £2.5bn of property assets which include operated hotels, a portfolio of externally leased hotels, offices and commercial spaces as well as land holdings across London, major regional airports, home counties and Scotland.
The ideal candidates will possess the breadth of competency, dynamism and adaptability to operate within a fast-paced, demanding commercial environment. The successful candidate will ensure the commercialisation strategy aligns with the Company's long-term objectives and ensures business sustainability. The candidate will be solution-focused and able to communicate effectively at all levels, internally and externally.
Duties and Responsibilities:
- Assist in the management of the portfolio, including negotiations of new leases and licenses, negotiations upon renewal or expiry of a lease.
- Assist the Senior Facilities Manager in coordinating maintenance works, instruct dilapidation works, and Landlord fit-out works.
- Be pro-active and forward-thinking to drive revenues and ensure efficient operation of the Arora Property Portfolio.
- Assist in the day-to-day management of the mixed-use portfolio.
- Provide professional advice to all departments regarding commercial property or estate management matters.
- Liaise with tenants, landlords, contractors and others as required, including dealing with telephone calls, emails and personal visits in a timely and courteous manner.
- Responsible for all landlord and tenant matters, lettings, rent reviews, lease renewals assignments, sub-letting, alterations and budgeting/forecasting.
- Liaise with our property management accountant to ensure rent reviews are triggered and correct rent is demanded in accordance with the lease.
- Negotiate all estate matters arising under existing leases of premises for both directly managed buildings and external agent managed buildings.
- Responsible for letting of vacant properties and liaising with leasing agents.
- Ensure the tenancy schedule is up to date on a weekly basis.
- Assist in the Service Charge management and budget.
- Support the Head of Property and Property Director on general portfolio administration.
- Efficient email correspondence, passing of messages and following up with all clients/tenants.
- Ad hoc filing and administration duties.
- Ensure information on the property database is kept up-to-date regarding properties managed and any project dealt with.
- Undertake any other duties within capabilities as and when required.
Skills and Experiences:
- Preferably a qualified member of the Royal Institution of Chartered Surveyors (MRICS) but consideration will be given to those with at least 5 years' experience as a Commercial Management Surveyor.
- 5+ years in a similar Real Estate role either client side or consultancy.
- Ability to take full responsibility of the portfolio.
- Ability to coordinate all parties involved and report to the Directors.
- Well organised and efficient.
- Good working knowledge of MS Office, MS Excel and Outlook.
