The Multi‑Skilled Maintenance Engineer will play a key role in delivering a high‑quality, safe, and well‑maintained environment across the building. You will support both reactive maintenance and planned works, ensuring all repairs, upkeep, and improvements are completed efficiently and to a consistently high standard. This role is based within a customer‑facing environment where presentation and attention to detail matter. Painting and decorating skills are essential, as maintaining the visual standards of the property is a core part of the role.
- Reactive Maintenance
- Respond to maintenance issues across the building, ensuring works are completed safely and within agreed service levels.
- Diagnose faults and carry out repairs across a range of systems and building fabric.
- Ensure works are completed with minimal disruption to members and operational teams.
- Escalate any significant defects, recurring issues, or high‑risk concerns promptly.
- Planned Preventative Maintenance (PPM) Support
- Support delivery of the PPM programme and scheduled inspections.
- Assist with routine checks and servicing activities where competent and authorised.
- Record completed works accurately, including updates, photos, and evidence where required.
- Raise follow‑on actions where defects are identified, ensuring nothing is missed.
- Complete high‑quality painting and decorating works across studios, communal areas, corridors, back of house areas, and operational spaces.
- Carry out surface preparation including filling, sanding, caulking, sealing, patch repairs, stain blocking, and making good.
- Deliver a professional finish, ensuring repairs blend well with existing décor and building standards.
- Support redecoration programmes, touch‑ups, snagging, and preventative upkeep to maintain the overall look and feel of the building.
- Keep work areas clean and safe, including protection of floors, furniture, and fixtures during decorating works.
- Building Fabric and General Maintenance
- Carry out general maintenance tasks such as:
- Basic plumbing repairs (leaks, taps, toilets, traps, sealant works)
- Minor joinery and carpentry (doors, ironmongery, hinges, shelving)
- Small patch repairs, snagging, and general upkeep
- Basic electrical tasks where qualified and authorised
- Maintain a proactive mindset, identifying issues before they become larger problems.
- Compliance and Health & Safety
- Work in line with site compliance standards and all health & safety procedures.
- Support basic compliance checks where required and trained, including visual checks and routine site inspections.
- Follow RAMS and permit to work processes at all times.
- Report hazards, safety concerns, and near misses immediately.
- Maintain safe working practices, including good housekeeping and correct use of PPE.
- Contractor Support
- Support contractor attendance on site, including access, inductions, permits, and supervision where required.
- Ensure contractors work safely, professionally, and in line with site rules.
- Escalate any contractor concerns or performance issues to the Chief Engineer.
- Customer Service and Communication
- Deliver a friendly, professional, and respectful service to members and colleagues.
- Provide clear updates on progress, especially where delays or specialist support is required.
- Maintain a calm and solution‑focused approach when handling reactive tasks and urgent issues.
- Systems and Reporting
- Log, update, and close tasks accurately using the site CAFM/job system.
- Ensure notes are clear, professional, and include relevant evidence of completion.
- Support reporting on recurring defects and assist with improvement actions where required.
Experience
- Proven experience in a similar multi‑skilled maintenance role within a customer‑focused environment (build‑to‑rent, co‑living, hospitality, residential, or commercial buildings).
- Strong building fabric experience and confidence working in live environments.
