Key Responsibilities- Lead the commercial aspects of pre-construction activities, ensuring tenders are commercially robust, competitive, and aligned with business objectives.
- Take ownership of negotiating contract terms and conditions with Tier 1 contractors, specialist subcontractors, and major housebuilders.
- Provide strategic commercial input into value engineering initiatives and alternative technical solutions to maximise project viability and margin.
- Undertake detailed reviews of tender documentation, identifying key commercial risks, opportunities, and contractual exposures.
- Work collaboratively with estimating, engineering, operational, and senior leadership teams throughout the bid lifecycle.
- Develop and maintain strong relationships with clients, contractors, and key stakeholders during early project engagement.
- Support the development of pricing strategies, cost plans, and bid submissions to enhance win rates and profitability.
- Ensure a seamless commercial handover of secured projects into the delivery teams, maintaining clarity on risk, scope, and contractual obligations.
- Contribute to the ongoing development and improvement of commercial processes and best practice across the pre-construction function.
- Proven experience operating in a Senior Quantity Surveyor or equivalent commercial role within construction, civil engineering, ground engineering, or specialist subcontracting environments.
- Significant pre-contract experience, including tendering, commercial review, contract negotiation, and risk management.
- Demonstrable experience negotiating contractual terms with Tier 1 contractors and major housebuilders.
- Strong working knowledge of standard forms of contract, including NEC and JCT.
- Commercially driven with the ability to influence decision-making and provide strategic advice at senior stakeholder level.
- Excellent communication, negotiation, and relationship management skills.
- Degree qualified in Quantity Surveying or a related discipline, or possess equivalent industry experience.
- MRICS status, or progression towards chartership, would be advantageous.
