Marq Logistics is the global logistics real estate platform of Ares Management, overseeing more than 50 million square metres of industrial facilities across the Americas, Europe, and Asia‑Pacific. This Associate will support the asset management of the UK property portfolio, financial analysis of assets for lease events, and build and maintain positive customer relationships. They will also assist the UK Development/Investment team with leasing analysis for new development projects in accordance with the UK Business Plan and undertake reviews of portfolio and asset acquisitions as well as supporting with divestment of assets and supporting refinancing of assets.
Role responsibilities:
- Support with lease review analysis and new lease approvals.
- Support and be responsible for underwriting and analysis of lease renewals on existing assets.
- The preparation and monitoring of asset level business plans, IRR reporting & ERM/IC Papers.
- Support with the preparation of asset management reporting and participation at associated meetings.
- Contribute to development reviews of portfolio and asset acquisitions.
- Provide support with rent reviews, lease events and dilapidation claims.
- Actively use and conduct regular data checks and updates in Yardi, Deepki, Anaplan, PowerBI and similar to ensure asset data alignment with Marq Logistics’ requirements.
- Maintaining and updating the new opportunities excel for UK.
- Reviewing with Investment/Development team asset portfolio updates required for Ares Equity/Debt/Diversified teams for ad hoc requests.
- Maintain strong customer relationships with tenants through regular liaison and in person meetings.
- To assist in providing customer aftercare solutions and problem solving to enhance the customer experience and to help win repeat business.
- Support in coordinating reviews and documentation of tenant applications for alterations, subletting & assignments.
- Support with the management of insurance placement and claims.
- Support and assist the internal valuation team and external valuers with inspections and provision of required asset information for valuation exercises required by the business.
- Comply with Marq Logistics processes and policies.
Requirements:
- University degree & preferably RICS qualified/accredited.
- 1-2 years PQE experience within Commercial Asset, Investment and/or Property Management experience ideally within the realm of Industrial/Logistics.
- Strong competency and aptitude for excel use and literacy.
- Proven track record of maintaining strong stakeholder and customer relationships delivering excellent customer service.
- Experience of small project management and coordination.
- Excellent organizational skills and a “hands-on” proactive attitude.
- A highly collaborative approach with the Asset Manager and UK Investment & Development Team colleagues is always required.
- The candidate will need to have the capability to work under sustained pressure to tight deadlines and demonstrate resourcefulness, independence, and initiative.
- The ability to work with leadership and collaboration within large multi-disciplinary project teams is imperative.
- The job requires an entrepreneurial, commercial and team orientated approach, with a current awareness of UK property market and the economic and social environment.
