Arcus are recruiting for a Technical Manager who will be accountable for the delivery of a comprehensive onsite FM service, ensuring the building and services meet the needs of the client’s SLAs, are legislative compliant, and the environment is in a fit condition to work in.
Responsibilities
- The Technical Manager provides an integrated FM service to the onsite client including hard services across the building environment, building fabric, machinery and equipment to ensure they are safe and fully functional.
- Manage a complex and varied workload, including day-to-day operations, people management, budget oversight, contractor management, and customer relationships.
- Manage Asset Life cycle through FMR and dilapidation reports based on maintenance programs.
- Manage Client BMS system through service contract to ensure correct operation of critical assets.
- Successfully manage and deliver contractual KPI targets.
- Process FM works through the FM system, ensuring it is fully utilised, kept up to date, and the information is accurate and timely.
- Assist in managing and developing the onsite FM team through the employee life cycle; including recruitment and selection, induction, onsite training, coaching, performance management, and career progression.
- Create a positive working environment for both hard and soft service colleagues, through management of employee relations matters including absence management, grievances, investigations, disciplinaries, and colleague welfare.
- Manage contractor performance on site through acting as liaison, permitting, direction, and observation as well as dealing with poor performance and non-achievement of SLAs.
- Budgetary management including labour, tools and equipment, consumables.
- Drive a culture of proactive Health and Safety by conducting safety briefings, toolbox talks, COSHH, and site-specific procedures.
- Assist and support with the delivery of minor projects and initiatives where instigated by the facilities function or at the request of stakeholders.
- Engagement with and management of key stakeholders and service users across the business.
- Proactively identify additional services that can be self-delivered by initiating discussion with the Operations Team.
Requirements
- Experience operating in a management/supervisory capacity within the FM hard services environment.
- An Electrical/Mechanical maintenance qualification, and working knowledge and understanding of Building Management Systems.
- Current IEE Regulations qualification, a City & Guilds Electrical Test and Inspection certificate, Gas Safe certification, or F-Gas tickets.
- Understanding of commercial M&E service technologies and/or High Voltage systems.
- Appreciation of refrigeration and A/C systems and the ability to provide control diagnostics and repair.
- Awareness of budgeting of parts and material usage.
- Technical knowledge to support the maintenance and repair of a complex working environment whilst complying with all Safety and Environmental standards.
- Ability to work unsupervised in a pressurised environment dealing with the Client and Customers, plant room, CE room, and laboratory environments.
- Effective written and verbal communication skills capable of dealing with all critical corporate and operational technical issues within the site.
- Capable of prioritising a complex and demanding workload.
- The nature of the job requires the job holder to climb ladders, work in confined spaces etc., and there is a degree of personal fitness required.
