The Role
Due to the temporary promotion of the existing post holder, we are seeking an experienced Asset Reinvestment Manager to lead the delivery of our capital investment, major works and cyclical maintenance programmes. Reporting to the Head of Asset Operations, you will manage a small team of surveyors and work closely with contractors, consultants and internal colleagues to ensure works are delivered safely, compliantly and to a high standard. You will play a key role in implementing our Long-Term Asset and Decarbonisation Strategies, ensuring excellent value for money while delivering a first-class experience for our residents. You will also lead on managing and mitigating housing disrepair risks and ensuring compliance with relevant legislation and regulatory requirements.
Key Responsibilities
- Lead the operational delivery of asset reinvestment, capital works and decarbonisation programmes
- Procure, manage and monitor major works and planned maintenance contracts within budget
- Ensure full compliance with health and safety, building regulations, CDM and landlord obligations
- Manage and mitigate housing disrepair cases in line with the Housing Disrepair Protocol
- Embed tenant voice and statutory consultation into all investment programmes
- Lead, develop and performance-manage a team of surveyors
- Maintain robust asset and stock condition data to support strategic planning
- Build effective working relationships with contractors, local authorities and professional partners
- Identify, monitor and mitigate asset-related risks
- Promote value for money across all areas of service delivery
About You
You will be an experienced asset or reinvestment professional with a strong background in delivering capital and major works programmes within a housing or property environment. You will bring strong leadership skills, commercial awareness and a commitment to customer-focused service delivery. You will have:
- A professional qualification (or equivalent experience) in surveying, construction or building maintenance
- Experience managing capital and major works programmes
- Strong knowledge of JCT/NEC contracts and construction procurement
- Good understanding of health
