We are working with a leading social housing provider to recruit an experienced Voids Manager to oversee the delivery of high quality repairs and maintenance services across void properties. This is an excellent opportunity for a dynamic leader with strong operational and health & safety experience to make a real impact within a high performing team.

Role Overview

As the Voids Manager, you will lead the operational delivery of void property repairs, ensuring the service is customer-focused, efficient and aligned with organisational standards and values. You’ll drive performance, champion innovation, and ensure all void works meet legislative, safety and quality requirements. Working closely with the Repairs and Maintenance Manager, you will develop effective voids plans, manage resources and ensure outstanding service delivery across the entire workstream.

Key Responsibilities

  • Lead and motivate a team of operatives, supervisors and contractors, ensuring KPIs, legislative requirements and company standards are consistently achieved.
  • Oversee the delivery of all void repairs and maintenance, embedding continuous improvement and promoting innovation across the service.
  • Champion health & safety, ensuring full compliance with regulations including CDM, and embedding safe working practices across all activities.
  • Manage financial performance within the voids workstream, providing accurate forecasting, monitoring budgets and ensuring value for money.
  • Oversee subcontractor, materials and supplier performance to ensure effective procurement and contractual compliance.
  • Promote effective use of housing and works order systems, ensuring accurate data recording and efficient scheduling.
  • Investigate complaints, disputes and service failures, ensuring swift resolution and embedding lessons learned.
  • Put customers at the heart of service delivery, ensuring decisions reflect customer needs and expectations.

Skills, Qualifications & Experience Needed

  • HNC/HND in a construction related discipline or equivalent industry experience.
  • Strong health & safety background, including experience applying CDM and compliance regulations in a maintenance or construction environment.
  • Proven experience managing repairs and maintenance services for void properties.
  • Strong understanding of voids processes, housing legislation and compliance requirements.
  • Confident analysing performance data, interpreting contracts and making commercially sound decisions.
  • Demonstrable leadership skills with experience managing and developing teams.
  • Experience communicating, negotiating and collaborating with customers, stakeholders and partners.
  • Track record of managing budgets, monitoring financial performance and delivering cost effective services.
