As a Corporate Area Manager based in Birmingham, Alabama, you will oversee the operational and financial performance of a portfolio of multifamily residential communities within your assigned market. As a Corporate Area Manager, you will be responsible for overseeing the performance and day-to-day operations of a portfolio of multifamily apartment communities, with primary oversight from Birmingham, AL. You will work closely with on-site leadership teams to ensure alignment with company goals by optimizing operations, supporting staff development, and ensuring financial, occupancy, and service standards are consistently met. This role requires regular travel within the assigned region and a hands-on leadership approach. Success in this position requires integrity, collaboration, accountability, and the ability to drive results through coaching and strategic decision-making.
Key Responsibilities- Oversee daily operations of multiple apartment communities to ensure alignment with Arcan Capital’s standards, policies, and performance expectations.
- Lead, mentor, and develop Property Managers and on-site teams to build high-performing, service-driven communities.
- Monitor financial performance, manage operating budgets, and analyze key metrics to drive occupancy, revenue growth, and expense control.
- Partner with leasing and marketing teams to execute strategies that support occupancy goals and market competitiveness.
- Conduct regular property visits and inspections to ensure strong curb appeal, maintenance standards, and overall asset quality.
- Support maintenance teams and oversee special projects to ensure timely completion and adherence to quality standards.
- Address resident concerns and escalations professionally while implementing engagement strategies that enhance the resident experience.
- Ensure compliance with all company policies and applicable federal, state, and local regulations, including Fair Housing requirements.
- Prepare reports and communicate performance updates to corporate leadership as needed.
- Minimum of 3–5 years of property management or multi-site management experience, preferably in multifamily residential housing.
- Proven leadership abilities with a track record of coaching, mentoring, and developing teams.
- Strong financial acumen, including experience managing budgets and interpreting financial and operational reports.
- Excellent communication, problem-solving, and conflict resolution skills.
- Highly organized and detail-oriented with the ability to manage multiple communities and priorities effectively.
- Proficiency with property management software and reporting tools.
- Valid driver’s license and willingness to travel regularly throughout the Birmingham area and surrounding markets.
- Positive, team-oriented mindset with the ability to build strong, respectful relationships at all levels of the organization.
- Approachable, professional demeanor that fosters collaboration and supports a positive work environment.
- High school diploma or equivalent required.
- Bachelor’s degree in Business, Real Estate, or related field preferred.
- CAM or CAPS designation is a plus.
