We have an exciting opportunity for an Estate Manager at Harwell Science and Innovation Campus. Harwell is our flagship asset, owned by the Harwell Science and Innovation Partnership, a 50:50 Joint Venture between ARC and the UK Government. It is home to one of the largest concentrations of national laboratories in the world. ARC is responsible for the management of the campus which stretches across 700 acres, with over 1m sqft of buildings under management.

Department Overview: You will be a central part of our Campus Management Team (CMT), responsible for the delivery of high-quality property and facilities management, lease and service charge administration, and supporting our asset management, business development and marketing teams.
Role Overview: Reporting to the Senior Director, Asset Management you will be part of the team responsible for the operational management of Harwell Campus. You will play a vital role in ensuring the highest standards are met in the delivery of services to the Harwell Campus community. The Estate Manager is responsible for every aspect of lease administration, from guiding our portfolio of customers through the early stages of taking occupation, fit out, rent reviews etc. You will be responsible for the strategic allocation of service charge funds to ensure the Campus Services Team has the resources needed to provide Harwell Campus Members with a consistently high quality of service.
Key Responsibilities:
- Preparation and management of all Campus and Building Service Charge budgets.
- Monitoring of recoverable and non-recoverable expenditure, driving cost efficiency, and ensuring a transparent reconciliation process.
- Identifying opportunities for value engineering and cost optimisation without compromising quality.
- Oversee the day-to-day management of the campus, ensuring a safe, compliant, and efficient operating environment.
- Liasing with our joint venture partners and stakeholders to ensure the smooth operation of the campus.
- Ensure service partners provide value for money, deliver to agreed SLAs and KPIs, and achieve continuous improvement through regular competitive retendering.
- Develop and implement Campus-wide operational policies and procedures.
- Oversee risk management processes, audits, and reporting.
- Manage lifecycle planning for campus infrastructure and building systems.
- Assist the Group Operations Manager to ensure full compliance with all relevant UK legislation and best practice (H&S, fire safety, statutory compliance).
Person Specification:
- MRICS qualified or above.
- Extensive experience of good estate management in commercial real estate within a landlord/managing agent.
- In depth experience of efficient service charge management.
- Strong interpersonal skills with a good appreciation for customer service.
- Good organisational skills.
- A high level of computer literacy.
- Excellent written and verbal communication skills.
