Your new role

Join us as a Building Surveyor and play a key role in the management, maintenance, and enhancement of a diverse property portfolio. This is an exciting opportunity to work within a collaborative, multi‑disciplinary team where your expertise will directly support the effective management of assets, ensuring they remain safe, compliant, sustainable, and fit for purpose. In this varied and rewarding role, you will deliver a comprehensive range of building surveying, project management, and property‑related services across a diverse estate.

You will be responsible for managing building works from inception to completion, including condition surveys, defect diagnosis, specification writing, contract administration, and project delivery. A key aspect of the role will be supporting the management of vacant properties and vacant land, ensuring assets are appropriately maintained, secured, monitored, and aligned with wider asset management objectives. You will work closely with the surveyors and asset information team and key stakeholders to identify opportunities to maximise asset performance, reduce liabilities, and support strategic property decisions. You will provide professional advice on building condition, maintenance requirements, statutory compliance, health and safety matters, and lifecycle planning.

The role will involve overseeing planned and reactive maintenance programmes, refurbishment projects, and improvement works, ensuring projects are delivered on time, within budget, and to the required quality standards. What You'll Do

  • Deliver a full range of building surveying services across a diverse property portfolio, including condition surveys, defect diagnosis, building pathology investigations and technical due diligence.
  • Lead and manage a variety of projects from inception through to completion, including planned maintenance, refurbishment, compliance, and minor works.
  • Undertake contract administration duties, managing contractors and consultants to ensure projects are delivered safely, on time, within budget and to the required quality standards.
  • Carry out inspections of buildings and structures, identifying defects, assessing condition, and providing practical, risk‑based recommendations for repair, maintenance and improvement.
  • Produce professional reports and technical advice on a wide range of property matters, including building defects, maintenance liabilities, statutory compliance and lifecycle replacement programmes.
  • Support the management of vacant properties and land by undertaking inspections, assessing condition and risk, identifying maintenance requirements, and specifying works to protect and maintain asset value.
  • Provide technical input into asset management decisions, helping to inform maintenance strategies, investment planning, estate rationalisation and property improvement programmes.
  • Advise clients and stakeholders on technical, legal, environmental and regulatory matters, including health and safety, building regulations, planning requirements, sustainability and conservation issues.
  • Build and maintain effective relationships with clients, contractors, consultants and internal stakeholders, providing a professional and responsive service.
  • Work collaboratively within a multi‑disciplinary team, contributing specialist building surveying expertise to support the successful delivery of property and asset management objectives.

Essential What You'll Bring

  • MRICS (3+ years experience) qualified and able to demonstrate strong technical expertise across building surveying, project delivery and professional advisory services.
  • Proven experience delivering building surveying services across a diverse property portfolio, including condition surveys, defect diagnosis, building pathology investigations and technical reporting.
  • Provide professional advice and services in relation to dilapidations matters, including the preparation and negotiation of schedules of dilapidations, assessment of liabilities, lease compliance issues and landlord and tenant matters.
  • Advise on and administer Party Wall matters in accordance with the Party Wall etc. Act 1996, including serving notices, preparing awards, undertaking schedules of condition and acting on behalf of building owners or adjoining owners as required.
  • Strong technical knowledge of building construction, building defects, maintenance liabilities, statutory compliance and lifecycle asset management principles.
  • Experience preparing specifications, schedules of work, feasibility studies, tender documentation and contract administration duties.
  • Strong project management skills, with proven experience leading projects from inception to completion, managing budgets, programmes, risks, resources and stakeholder expectations to achieve successful outcomes.
  • Experience undertaking site inspections, managing contractors and consultants, and building effective relationships with clients, stakeholders and delivery partners.
  • Excellent communication, organisational and stakeholder management skills, with the ability to manage competing priorities and deliver high‑quality professional services.

Desirable

  • Experience supporting property and asset management functions, including condition assessments, maintenance planning and investment prioritisation.
  • Experience managing vacant properties and vacant land, including identifying risks, specifying remedial works and protecting asset value.
  • Knowledge of estate optimisation, property lifecycle planning and asset performance management.
  • Experience of Revit and other digital surveying, design or property management systems.
  • Knowledge of public sector procurement processes and framework agreements.
  • Understanding of sustainability, decarbonisation and energy efficiency initiatives within the built environment.
