We have an opportunity for an experienced Principal Surveyor to join our growing in-house Estates Team. Joining our multi-disciplinary team providing high quality and cost-effective property advice, entailing a wide range of Estates functions including:

  • Capital accounting asset valuations
  • Commercial property advice and valuations
  • Insurance reinstatement costings
  • Landlord & tenant
  • Acquisitions and disposals
  • Financial viability appraisals
  • General estate management for Nottinghamshire County Council portfolio and other external clients

It's a varied role, as the portfolio we manage consists of a wide variety of council property including direct management of offices, industrial units, schools, libraries, museums, residential homes, day centres, depots and farms. You'll take a lead role in providing professional valuations for various purposes, including for corporate accounting, strategic asset management, readying assets for disposal or acquisition and for general property advice. You'll be involved across the full range of estates management activity including:

  • Instigating the service of notices
  • Negotiating leases or tenancies
  • Instructing solicitors
  • Liaising and negotiating to completion the necessary legal agreement
  • Instructing building surveyors and engineers
  • Negotiating dilapidation claims and payments

Support any other areas of estate management across the corporate or commercial (investment estate) such as new lettings, landlord and tenant work or general property management to improve the performance of the estate. Carry out day-to-day estate management duties on both vacant and occupied properties including property inspections, rent collection/debt recovery, lease compliance, consents to assign/underlet/improve etc., tenant vacations, dilapidations, encroachments, service charge management and responding to general land and property enquiries and complaints. As a member of the team, you'll also provide leadership and direction across the wider team of property professionals.

What you'll bring:

  • Degree in a property related discipline or equivalent plus experience
  • Qualified member of the RICS
  • Significant post-qualification experience in this field
  • Registered Valuer status
  • Knowledge of the UK planning system and property law
  • Experience of valuations and estates management including negotiating and concluding agreements to dispose of and acquire land and property
  • Experience of negotiating and agreeing leases and licences and dilapidations
  • Strong understanding of RICS valuation standards and relevant legislation

Desirable: Prior experience working for a public sector organisation.
