Commercial Manager Edinburgh £85,000–£95,000 + car or car allowance + excellent overall benefits package ARC Group are working with a major international main contractor to appoint a Commercial Manager to take commercial leadership of a substantial building project in Edinburgh. This is a key project appointment with a significant programme of work still ahead and major procurement activity remaining. The successful person will therefore join at a stage where they can genuinely influence procurement strategy, commercial risk, cost control and the overall financial performance of the scheme. Alongside the project itself, the role offers the opportunity to join an internationally established contractor at an important stage in the continued growth of its UK Building operation, with Scotland forming part of its longer-term plans. The opportunity The Commercial Manager will take overall commercial responsibility for the project, working closely with the Project Director and wider delivery team. The position offers: Commercial leadership of a major Edinburgh building project Approximately two years of programme still to deliver Significant procurement and subcontract activity still ahead Genuine influence over procurement strategy and commercial performance A technically challenging scheme involving both existing and new construction Leadership and development of the project commercial team Direct involvement with senior project and operational management The resources and financial backing of a major international construction group Longer-term opportunity within a UK Building business continuing to expand its presence The role You will be responsible for the commercial management and performance of the project, including: Developing and driving the project commercial and procurement strategy Leading major subcontract procurement, negotiation and appointment Managing project cost reporting, forecasting and cost-to-complete Maintaining strong commercial control across the project Managing contractual risk, change and commercial opportunity Overseeing subcontract accounts through to final account Monitoring cashflow and overall commercial performance Providing accurate commercial reporting to senior management Working closely with the Project Director, construction and design teams Leading, supporting and developing members of the commercial team Maintaining robust commercial governance throughout delivery About you We are looking for a commercially strong individual from a UK main contracting background with experience of substantial building projects. You may already be operating as a Commercial Manager, or you could be an experienced Senior Quantity Surveyor who is already taking significant project responsibility and is ready to step into a commercial lead position. You should have strong experience across: Main contractor commercial management Subcontract procurement and negotiation Cost reporting and forecasting Change management and contractual risk Subcontract account management and final accounts Commercial leadership and team development Working closely with senior operational teams Experience on major refurbishment, complex city-centre construction or technically challenging building projects would be particularly relevant. Longer-term opportunity This appointment is not being viewed purely around the delivery of one project. The contractor is continuing to invest in and develop its UK Building operation, providing the successful person with the opportunity to establish themselves within the Scottish business and potentially take on wider responsibility as the regional pipeline develops.
