About the Role

I'm seeking an experienced and highly motivated Residential Building Manager to oversee the comprehensive management and operational excellence of my clients high end residential portfolio in Canary Wharf. This is a pivotal role requiring a professional who combines technical expertise with strong leadership capabilities to ensure our buildings operate at peak efficiency while maintaining the highest standards of safety, compliance, and tenant satisfaction. The successful candidate will serve as the primary point of contact for all building-related matters, coordinating between tenants, contractors, service providers, and senior management. You will be responsible for the day-to-day operations, maintenance planning, budget management, and strategic improvement initiatives across our facilities.

Key Responsibilities

  • Operational Management
    • Oversee all aspects of building operations including security, cleaning, maintenance, and environmental services to ensure optimal functionality and presentation.
    • Conduct regular building inspections to identify maintenance requirements, safety hazards, and opportunities for operational improvements.
    • Manage and coordinate all planned preventative maintenance (PPM) schedules for mechanical and electrical systems, ensuring minimal disruption to tenants.
    • Direct liaison and communication with residents, identifying areas of concern, issuing correspondence and resolving day to day management and maintenance matters.
    • Respond promptly to emergency situations, implementing contingency plans and coordinating with emergency services when necessary.
    • Maintain comprehensive building documentation including as-built drawings, equipment manuals, maintenance records, and compliance certificates.
    • Control and monitor the waste disposal and recycling operation within the building.
    • Supervision of authorised contractors carrying out works on site.
  • Mechanical & Electrical (M&E) Systems Management
    • Demonstrate proficient understanding of building M&E systems including HVAC, electrical distribution, lighting, fire alarm systems, and building management systems (BMS).
    • Monitor and optimize energy consumption across all building systems, implementing efficiency measures to reduce operational costs.
    • Coordinate with specialist M&E contractors for servicing, repairs, and upgrades, ensuring work is completed to specification and within budget.
    • Troubleshoot basic M&E issues and determine when specialist intervention is required.
    • Ensure all M&E systems comply with current regulations and industry standards.

The Person:

  • High End Residential Property Management experience is essential - minimum 3 years.
  • Education to A Level / NVQ Level 3 or 4 standard or equivalent (to include English & Maths).
  • Will have attained IRPM level 1 or 2.
  • Tall building fire safety management training essential.
  • Desirable to be recognised by the IFSM and IFE.
  • Basic knowledge of Building Management Systems.
  • A good understanding of M&E systems.
