Location: Southbank

The Role: Reporting to the Residential Building Manager, the Engineering Supervisor leads the site-based engineers and hard-services contractors to ensure the operation, maintenance, and statutory compliance of all M&E and life-safety systems across the four residential buildings. The role owns day-to-day technical delivery (PPM, reactive works, certifications, records) and life-safety readiness, while partnering with the Front of House Manager and wider estate/commercial teams to minimise resident impact and maintain a premium environment. Material risks, service impacts, and budget variances are escalated to the Residential Building Manager; the Operations Manager is engaged on high-risk or strategic items as directed by the Residential Building Manager.

The role requires a hands-on, front-facing leader with competence across both electrical and mechanical disciplines. While electrical expertise is essential, the Engineering Supervisor must also have sufficient mechanical understanding to oversee integrated building systems and support the team in fault identification and resolution where required.

Qualifications & Experience

  • Apprenticeship or higher qualification in electrical engineering or building services.
  • Health & Safety qualifications (IOSH, SSSTS, or NEBOSH) preferred.
  • Minimum 5 years' experience managing engineering or hard-services delivery in high-end residential or mixed-use environments.
  • Proven ability to lead in-house teams and external contractors, maintaining compliance and service excellence.
  • Strong working knowledge of statutory systems (L8, EICR, SFG20, LOLER, PUWER, building regulations).
  • Experience using CAFM systems and reactive maintenance systems, such as Yardi Maintenance IQ or RiskWise.

  • A thorough knowledge of building plant and the interdependencies between systems is critical.
  • The Engineering Supervisor should be able to diagnose issues efficiently, recognising the crossover between services and the impact on overall system performance.
  • From a leadership perspective, the Engineering Supervisor must be capable of managing and motivating engineering teams, while maintaining the confidence to challenge decisions and drive standards where necessary.
  • This includes ensuring compliance is upheld, actions are closed out in a timely manner, and operational and safety standards are consistently maintained.

Key experience will also include managing licence to alter processes and engaging with Building Control, with a working knowledge of BSA Gateway requirements. Strong experience operating within a residential environment. Clear understanding of statutory compliance requirements, particularly the Building Safety Act (BSA) and Golden Thread principles. Hands-on engineering capability, with competence across both electrical and mechanical disciplines. Strong electrical technical expertise, supported by a working knowledge of mechanical systems. Ability to lead from the front and provide direct technical support to the engineering team where required. In-depth understanding of building plant systems and the interdependencies between services. Proven ability to diagnose faults effectively, recognising cross-system impacts. Demonstrated experience in managing and motivating engineering teams.
