Working Hours: Mon-Fri 8:00-17:00 + Overtime

To operate, maintain, and repair steam generation and associated mechanical plant systems across the site, ensuring all plant and equipment are maintained safely, efficiently, and in compliance with statutory regulations, procedures, and contractual performance standards. The role supports the delivery of planned preventative maintenance (PPM), reactive maintenance, statutory compliance, and operational continuity across the estate.

Key Responsibilities

  • Steam & Mechanical Plant Operations
    • Operate and monitor steam boilers, calorifiers, pressurisation units, pumps, valves, pipework systems, and associated mechanical plant.
    • Carry out daily plant inspections and record operational readings.
    • Monitor steam pressures, temperatures, water levels, and plant performance.
    • Ensure safe and efficient operation of all steam and heating systems.
  • Planned Preventative Maintenance (PPM)
    • Carry out planned maintenance in accordance with the Annual Planned Maintenance Schedule.
    • Complete maintenance tasks in compliance with manufacturer recommendations, statutory requirements, and good industry practice.
    • Replace consumables, minor parts, and materials as required.
    • Ensure accurate completion of service sheets, maintenance records, and statutory documentation.
  • Reactive Maintenance
    • Respond to breakdowns, plant failures, alarms, and emergency callouts.
    • Diagnose mechanical and steam system faults efficiently.
    • Carry out repairs and minor remedial works.
    • Escalate major defects or risks to site management promptly.
  • Health, Safety & Compliance
    • Comply with Pressure Systems Safety Regulations (PSSR).
    • Comply with Health & Safety at Work Act.
    • Follow Permit-to-Work systems.
    • Adhere to Lock Out / Tag Out procedures.
    • Follow site rules and safety procedures.
    • Ensure all works are carried out safely and without disruption to site operations.
    • Participate in risk assessments and safe systems of work.
    • Maintain clean and safe plant room conditions.

Qualifications & Experience

  • Essential
    • NVQ Level 3 / City & Guilds in Mechanical Engineering, Building Services, or equivalent.
    • BOAS (Boiler Operation Accreditation Scheme).
    • Gas safe registered - CODNCO1 - Commercial catering / direct-fired appliances.
    • CIGA1 - Indirect fired heating appliances.
    • CDGA1 - Direct fired heating appliances.
    • TPCP1 / TPCP1A - Testing and purging commercial pipework.
    • Proven experience operating and maintaining commercial steam systems.
    • Strong knowledge of boiler plant and pressure systems.
    • Knowledge of PSSR regulations, safe isolation procedures, and Permit-to-Work systems.
    • Experience within commercial building services or FM environments.
  • Desirable but not essential
    • IOSH Working Safely or equivalent.
    • Water Hygiene / L8 awareness.
    • HVAC or BMS experience.
    • Commercial plant room experience within healthcare, education, or research facilities.
