JOB SUMMARY
My client are looking for a Construction Manager with a Lift Engineering background for a new role within their organisation. This is a site based position, where the Construction Manager will be required to facilitate and oversee the work of the Trade Contractors for compliance with quality and programme requirements.
MAIN RESPONSIBILITIES
- Monitor, facilitate and inspect the installation of passenger, goods, evacuation and firefighting lifts.
- Ensure that the Trade Contractors are carrying out their work in accordance with the contract, including associated specifications, approved Method Statements, Risk Assessments and other approved documents relating to Health & Safety, Environmental and Quality issues.
- Assist the Project Manager in the development of the design documents by attending meetings and coordinating the design team where required to meet target dates related to the Project.
- Assist the Project Manager in the procurement of relevant packages of Works including the formulation of Contract documents and the overall co-ordination of the procurement process.
- Discharge responsibilities for Health and Safety as set out in the Health Safety and Welfare manual also the Construction Health and Safety Plan both in respect of the package and integration of the overall project.
- Facilitate the work of the Trade Contractors by ensuring the site logistics arrangements are set up and operating effectively.
- In consultation with the Logistics Manager and the Project Executive, ensure that temporary utilities, hoisting and crane resources are effectively managed for the safe and efficient operations of the Project.
- Ensure that site works are adequately supervised by the Trade Contractor.
- Lead the coordination of works between Trade Contractors.
- Record the progress of work and assess for valuations.
- Assist the Survey Manager in the implementation of project survey control and ensure correct monitoring and submission of as built records by Trade Contractors.
- Carry out and record routine inspections with the Trade Contractor and verify that work is in accordance with the approved standards and requirements of the contract.
- Escort parties (Local Authority, Consultants, Clients etc.) to participate in inspections as required.
- Conduct onsite meetings and maintain a written record of these meetings.
- Together with the team of Construction Managers, maintain a detailed written record of the Trade Contractors' daily progress.
- Carry out snagging inspections with the relevant managers.
- Maintain up-to-date lists of defects and incomplete works and perform rigorous follow-up to ensure prompt rectification by the Contractor.
- Undertake the closing out of the works by issuing completion certificates and assisting in the final accounting of the works.
- Ensure good environmental practice on site, consistent with the Considerate Contractors Scheme.
- Carry out any other reasonable duty as requested by the Project Executive.
PERSON SPECIFICATION
- Site-based experience with lift/escalator installation is essential.
- Experience working for a contracting organisation is desirable; post holders must demonstrate practical experience and provide evidence of working on large projects.
- It is essential that the post holder be fully familiar with the coordination of interfaces between trade packages and assist with processing of technical queries and requests for information raised by contractors.
- A relevant trades qualification to support proven practical experience is desirable.
- It is essential that the post holder be commercially aware.
- It is essential that the post holder be effective in motivating Trade Contractors and be able to communicate with Design Consultants, Statutory Authorities, and Technical Support Staff.
- It is essential that the post holder be able to accurately record site progress on a daily basis.
- It is essential that the post holder be able to self-manage, use initiative and think analytically.
- The post holder should also be able to interact positively with other members of the project team.
- It is preferable that the post holder is Computer Literate and has past experience of using document management software.
- Experience of Asite software is beneficial but not essential.
- A commitment to continuing professional development within construction is highly desirable β especially that relating to Health & Safety and modern methods of construction.
- It is essential that the post holder be competent in assessing and commenting on the adequacy of Method Statements and Risk Assessments.
- CSCS accredited or working towards CSCS Accreditation.
