We’re looking for a proactive and experienced Senior Mechanical Building Services Engineer to join our growing team in Cumbria. Working closely with our Technical Director and Associate Engineer, you will play a key role in the delivery of Mechanical design and management on a wide variety of construction and maintenance projects.

At Align Property Services, we don’t just design buildings, we create spaces that matter. Recently recognised as Regional Energy Consultancy of the Year at the Yorkshire Energy Efficiency Awards for the second year running, we’re proud to be setting new benchmarks in sustainable design and innovation. As a wholly owned subsidiary of North Yorkshire Council, we’re one of the largest and most respected building design consultancies in the North of England.

Our collaborative, forward‑thinking team delivers a wide range of services, including:

  • Mechanical & Electrical Engineering
  • Building Surveying & Project Management
  • Quantity Surveying & CDM

From small scale surveys to multi‑million‑pound developments, including schools, fire stations, care homes, and heritage buildings, our projects are as varied as our clients. With a strong and growing pipeline across both public and private sectors, there’s never been a better time to join us.

The Cumbria team continues to deliver a dynamic and meaningful programme of work, with recent success marked by the completion of the Maryport Activity Centre refurbishment as part of a wider regeneration initiative with Cumberland Council. Building on this momentum, the team is now preparing tenders for several local projects aimed at enhancing the area for both residents and visitors.

Meanwhile, our dedicated M&E team is managing £6M worth of planned Fabric and M&E maintenance across Westmorland and Furness Council’s corporate and educational estates, ensuring essential infrastructure is maintained to the highest standards. On site, progress is underway on a vibrant café and community hub on Walney Island, the refurbishment of the Coroner’s Court in Workington, and a fresh office space for Cumbria Youth Alliance. Additionally, the team is delivering vital school extensions for multiple local authorities, reinforcing their commitment to enhancing educational infrastructure across the region and ensuring the buildings where our children are educated are safe, modern, and efficient.

As part of working on projects like these, your day‑to‑day work will include:

  • Mechanical design from concept to detail
  • Project management and contract administration
  • Providing early‑stage design advice and technical consultancy
  • Managing complex workloads and promoting collaboration across disciplines
  • Deliver smart, cost‑effective solutions that meet client expectations.
  • Offering advice on Health & Safety, fire safety, and sustainability throughout the design and construction phases, ensuring compliance with CDM regulations and best practice standards.

What we are looking for:

  • A degree or HNC in Building Services/Mechanical Engineering, ideally working towards MCIBSE.
  • Significant industry experience working as a Mechanical Engineer.
  • Ability to produce Mechanical Building Services design calculations using a wide range of techniques including industry standard software such as Hevacomp and IES.
  • Create feasibility reports, condition surveys, design specifications and drawings suitable for all RIBA work stages.
  • Supervise the installation of building services systems, undertaking commissioning management and specifying maintenance and operating procedures.
  • Proficiency in using Microsoft Office Suite, Autodesk AutoCAD and NBS software.
  • Demonstrate knowledge of NEC and JCT contracts.
  • A strong understanding of CDM regulations, fire safety, and sustainability principles.
  • A full UK driving licence and a willingness to travel across the area.

When you join us, you become part of a team that values your contribution. We offer a supportive, professional environment where you’ll have the tools and training to thrive. Everyone here plays a vital role in delivering the high‑quality services we’re known for, and we make sure our people feel valued and respected.

In return for your commitment, we offer:

  • A competitive salary up to £55,000 per year, dependent on your skills and experience.
  • Enrolment on to a company pension scheme which we will contribute up to 6%.
  • 25 days holiday plus bank holidays with opportunity to purchase up to 10 additional annual leave days per leave year.
  • Hybrid working to support you in a healthy work‑life balance.
  • Professional development through varying project work.
  • A benefits scheme which includes a good maternity leave package, cycle2work scheme and our online voucher portal giving access to discounts from leading retailers to help you save on shopping, days out, or nights in.
  • Stability in your role - public sector security in a private sector industry.

Closing date: Midnight on Wednesday 20th of May 2026. Interviews are planned to take place throughout the recruitment process. If you would like to apply, please do so now and we will respond to you quickly. We reserve the right to remove this vacancy in the event of the position being filled before the proposed deadline.
