A privately owned regional consultancy with an excellent reputation working across the Residential and Healthcare sectors is looking for a strategic, client-focused Senior Employer's Agent to join their business due to newly secured projects with repeat clients. Our client has a busy project pipeline for 2026/2027 and they are recruiting for a Senior EA to join their friendly team of around 8 professionals.

Duties & Responsibilities:

  • The successful candidate will take lead responsibility as the Senior Employer's Agent working on behalf of Residential and Healthcare clients.
  • You will lead projects through early feasibility stages, design stage, tender stage, contract administration, and overall project delivery/management, primarily on high-value JCT projects including Design and Build, while mentoring junior staff and managing key client relationships.
  • Review and finalise project documentation, ensuring the Employer's Requirements, contractor's proposals, and contract sum analysis are tightly aligned.
  • Run the tender process, from pulling together the initial documents to analysing bids, interviewing contractors, and making final recommendations.
  • Ensure contract documents are ready for signing, including performance bonds, parent company guarantees, and collateral warranties.
  • Manage statutory approvals, making sure planning conditions are discharged, building control is engaged, and Section 38/104/278 agreements are moving forward.
  • Act as the main point of contact between the client and the contractor, managing all formal instructions, notices, and day-to-day contract administration.
  • Visit the site regularly to check on progress, keep an eye on quality (especially structural elements, external envelopes, and internal finishes), and make sure everything matches the agreed drawings.
  • Run the monthly progress meetings, take accurate minutes, and give the client a clear, honest monthly update on time and budget.
  • Manage variations and change control, assessing the cost and timeline impact of any changes before giving the go-ahead.
  • Value the work on site each month and issue payment certificates in line with the contract dates.
  • Assess any contractor claims for extra time or money, making fair, contractually sound decisions to resolve disputes early.
  • Lead the handover process, working with warranty providers (like NHBC or Premier) to secure final certificates and sign-offs for practical completion.
  • Inspect completed units, managing the snagging and de-snagging process for individual plots or apartment blocks to ensure a high-quality finish.

Desirable Experience:

  • Minimum 5+ years experience working in an Employer's Agent capacity - previously from a Quantity Surveying or Project Management background.
  • Previous Residential or Healthcare sector experience would be advantageous.
  • Previous Roles: Senior Employer's Agent OR Associate Director OR Senior Project Manager OR MRICS Senior Surveyor OR Lead Quantity Surveyor.

Qualifications & Skills:

  • Degree or MSc in Quantity Surveying or Construction Management.
  • Full chartership (MRICS, MCIOB, MAPM, or comparable professional qualification) would be advantageous.
