Hours – Monday – Friday, 7:30am – 4:00pm

Apleona is looking for a proactive Building Maintenance Engineer to oversee planned and reactive maintenance across a premium commercial office environment for a well-known client building. You’ll be the go-to person for day‑to‑day building services reliability, leading contractor activities on site, ensuring safe systems of work, and driving continuous improvement through robust root‑cause analysis.

The key responsibilities of the Building Maintenance Engineer:

  • Planned & Reactive Maintenance: Deliver, log, and complete PPMs to schedule; triage and resolve breakdowns swiftly to minimise downtime.
  • Compliance & Safety: Review and verify Risk Assessments & Method Statements (RAMS); prepare and issue Permits to Work (PTW); ensure works are carried out in line with statutory and client requirements.
  • Contractor Management: Coordinate, brief, and supervise contractors; manage site inductions, access, and performance; close out actions and snag lists.
  • Breakdown Investigations: Lead fault‑finding and 5 Whys root‑cause analysis; implement corrective/preventive actions and document learnings.
  • Small Works Projects: Scope, estimate, and deliver minor works (e.g., lighting upgrades, pump replacements, asset swaps); liaise with stakeholders; manage risk, schedule, and quality.
  • Parts & Materials: Identify, order parts, and manage critical spares; optimise stock levels and supplier relationships to reduce lead times.
  • Documentation & Reporting: Maintain asset registers, service records, and compliance documentation; produce clear technical reports and updates.
  • Client & Stakeholder Engagement: Build trusted relationships with the client, FM team, and occupants; communicate planned works, impacts, and resolutions.
  • Continuous Improvement: Propose asset reliability enhancements, energy-saving measures, and process optimisations.

What you’ll bring:

  • Technical background in building services or M&E (electrical or mechanical bias), with hands‑on experience in commercial offices.
  • Strong fault‑finding skills across common systems (e.g., HVAC/air‑handling, pumps, motors, lighting, emergency lighting, BMS interfaces).
  • Solid understanding of RAMS, PTW, safe isolation, and statutory compliance (e.g., LOLER, PUWER, pressure systems, water hygiene/L8).
  • Experience managing contractors and delivering small works projects end‑to‑end.
  • Competent in 5 Whys and root‑cause analysis; data‑driven approach to reliability.
  • Ability to read schematics, interpret O&M manuals, and produce clear reports.
  • Comfortable using a CMMS/CAFM for work orders, asset history, and PPM scheduling.
  • Excellent communication, stakeholder management, and a calm, methodical working style.

Qualifications & certifications (preferred):

  • Recognised apprenticeship or NVQ Level 3 / City & Guilds in Electrical/Mechanical Engineering.
  • 18th Edition (BS 7671) and/or Electrical Testing & Inspection (2391) for electrical bias.
  • F-Gas (for candidates working on refrigeration/AC), or relevant mechanical tickets.
  • IOSH Working/Managing Safely or equivalent safety qualification.
  • Proof of competency for permit issuing and authorised person duties (site‑specific training available).
