We're looking for an experienced Site Manager to take ownership of a busy roof replacement programme, delivering planned works across occupied residential properties. You'll manage the full programme cycle — from pre-start through to client handover — and be the central point of contact for supervisors, the commercial team, and resident liaison. This is a delivery-focused role that demands strong programme management, a solid health and safety background, and the ability to keep multiple workstreams running simultaneously.

What You'll Be Doing

  • Managing a rolling 12-month delivery programme targeting circa 20 /30 roofs per month, using structured planning templates and building in contingency for weather, access constraints, and asbestos works.
  • Chairing weekly programme meetings with roofing supervisors, QS, RLO, and admin — keeping sequencing tight and resolving blockers early.
  • Owning all Health & Safety documentation including the Construction Phase Plan (CPP), Risk Assessments & Method Statements (RAMS), training records, and operative accreditations.
  • Ensuring safe access and scaffold checks are completed and signed off before any roofing works begin.
  • Coordinating asbestos and asset surveys, OHPC applications, and pre-condition surveys — confirming all pre-start requirements are met with photographic evidence before handover to the roofing team.
  • Meeting with Roofing Supervisors at least twice weekly to review progress, update sequencing, and manage labour and material constraints.
  • Working closely with the QS on weekly commercial reviews, validation surveys, and pricing approvals.
  • Uploading daily progress, safety, and compliance records to the project management system.
  • Providing weekly reports to the Contract Manager and escalating risks or delays promptly.
  • Managing snagging and client handover, offering dates with a minimum 7 days' notice.

What We're Looking For

  • Demonstrable experience as a Site Manager on roofing, planned maintenance, or housing/social housing programmes — you must be able to hit the ground running.
  • Strong H&S knowledge with hands-on experience producing and managing CPPs, RAMS, and site compliance documentation.
  • Proven ability to plan and manage complex, multi-property delivery programmes and keep them on track.
  • Experience coordinating asbestos surveys and removal works, OHPC applications, and pre-start compliance checks.
  • Commercially aware — comfortable working alongside a QS team and understanding programme cost and validation.
  • Confident chairing site meetings and communicating with clients, residents, subcontractors, and internal teams.
  • SMSTS essential | Full UK Driving Licence required.
