Overview
We are recruiting for a Building Fabric Services Manager to join the Estates Department of this University complex.
The estate is the largest single site university campus in the UK at 440 acres.
It is located close to a market town and is minutes away from the motorway network.
Facilities have been voted the best in the UK for the last five years.
The Estate covers 362,000 sq. m in total with 154 buildings and a further 85 acres of adjoining agricultural land with planning permission for development.
The Building Fabric Services Manager will oversee an Operational and Technical response team with responsibility for maintenance of the University Building Fabric Services, ensuring effective planned and reactive asset management, adherence to health and safety statutory compliance, and delivery of work to a high standard within budget.
This is a permanent position, working 37 hours per week, with a salary of £35k – £46k per annum depending on experience.

Responsibilities
- Lead, motivate, develop and performance manage Trades Team supporting Fabric Services and the delivery of statutory compliance inspections and testing.
- Ensure staff annual appraisals are conducted in accordance with university policies, and that performance issues are identified and resolved.
- Prioritise, plan and deliver reactive maintenance work within allocated budgets and resources to meet timescales and budget.
- Ensure all work is recorded and visible through the FM asset management tool.
- Evaluate, coordinate and prioritise Planned Preventative Maintenance (PPM) to minimise disruption and maintain a quality service.
- Take engineering ownership of statutory and non-statutory equipment campus-wide.
- Supervise contractors employed on maintenance work, testing and inspection.
- Manage the handover of assets and facilities following refurbishment or other changes.
- Communicate effectively with customers, keeping them informed of progress and addressing queries promptly.
Skills & Attributes
- City and Guilds technical qualification or equivalent.
- NEBOSH General Certificate or willingness to undertake this.
- Substantial experience coordinating maintenance and project work in a busy customer-based environment.
- Proven track record of managing high-performing multidisciplinary fabric maintenance teams.
- Familiar with reading and interpreting engineering and building schematic drawings.
- Ability to work on own initiative and proactively address problems.
- Experience managing substantial budgets and monitoring costs.
- Excellent communication skills with staff, customers and colleagues, both verbally and in writing.
- Good IT skills.
- Proven ability to prepare and develop Planned Productive Maintenance documents in line with best practice and statutory requirements.
- Willingness to undertake further training and adopt new procedures.
- Full driving licence.
