Role Overview: We are seeking an experienced Procurement Manager to oversee the financial and contractual aspects of our residential construction projects, based in London. Reporting to the Project Director, you will ensure cost-effective project delivery.

Key Responsibilities:

  • Oversee commercial management of residential projects, ensuring budgets, costs, and contracts align with project goals and company objectives.
  • Prepare and manage project budgets, cost plans, and cash flow forecasts for developments, optimizing financial performance.
  • Negotiate and manage contracts with suppliers, subcontractors, and clients, using frameworks like JCT, NEC to ensure compliance with UK standards.
  • Conduct cost control and value engineering, identifying savings opportunities while maintaining quality, particularly for modular construction components.
  • Review and approve supplier and subcontractor invoices, ensuring accuracy and adherence to contract terms.
  • Manage tender processes, evaluating bids for subcontractors and suppliers to secure competitive pricing and reliable services.
  • Monitor project risks, including cost overruns, delays, and supply chain issues, implementing mitigation strategies to protect profitability.
  • Collaborate with project managers, procurement officers, and design teams to align commercial strategies with project timelines and specifications.
  • Ensure compliance with UK regulations, including CDM 2015, VAT rules (e.g., 5% reduced rate for qualifying renovations), and health and safety standards.

Qualifications and Skills:

  • 7+ years’ experience in Procurement management within the UK construction industry, ideally in residential projects.
  • Strong knowledge of UK construction regulations, including Building Regulations 2010, CDM 2015, and JCT contracts.
  • Proven expertise in cost management, budgeting, and contract negotiation for construction projects.
  • Familiarity with MMC processes, such as offsite manufacturing or modular construction, is highly desirable.
  • Proficiency in commercial management software (e.g., Procore, CostX) and Microsoft Office.
  • Excellent analytical, negotiation, and communication skills to manage stakeholders and project teams.
  • Commitment to sustainability and ethical practices, aligning with Apex’s net-zero goals.
  • Based in or able to commute to London.
  • Degree or equivalent in Quantity Surveying, Commercial Management, or a related field.
