Commercial Property Management and Compliance Surveyor
The Commercial Property Management and Compliance Surveyor will be responsible for the effective management of a diverse commercial property portfolio (Β£150m+ Assets Under Management) for private and institutional clients, ensuring compliance with all statutory, leasehold, and health & safety obligations. The role involves overseeing property performance, tenant relations, maintenance coordination, and regulatory compliance, while supporting asset value enhancement and operational efficiency.
Key Responsibilities
- Manage day-to-day operations across a portfolio of commercial assets β principally industrial & warehouse estates and offices.
- Oversee lease obligations and implementation & control of service charges.
- Liaise with tenants, landlords, contractors, and professional advisors to maintain strong working relationships.
- Prepare and monitor annual property budgets and expenditure forecasts.
- Ensure timely rent and service charge collection, reconciliations, and financial reporting.
- Coordinate maintenance and repair programmes, ensuring works are completed efficiently and to standard.
Compliance & Risk Management
- Conduct regular compliance inspections across the portfolio, ensuring adherence to statutory requirements (e.g., fire safety, asbestos, electrical, accessibility).
- Maintain accurate and up-to-date compliance records and property documentation.
- Manage external compliance contractors and audits to ensure certification and remedial actions are completed on time.
- Advise stakeholders on legislative changes affecting property management and compliance standards.
Qualifications & Experience
- Proven experience in commercial property management with a strong understanding of compliance requirements.
- Knowledge of UK property legislation, landlord & tenant law, and health & safety regulations.
- Experience using property management systems.
