Day to day responsibilities include:
- Ensure compliance to agreed codes, legislation, and procedures including health and safety.
- Conduct routine Estate checks and maintain accurate and comprehensive records/documentation and logs associated with your work.
- Report to Line Manager – Immediately report problems/failures that may impact on Ann’s Care Homes Ltd and/or its clients/customers.
- Installations, inspections, diagnosing faults, testing, replacement, repair and maintenance of building, fixtures and fittings.
- Become and remain familiar with all building and utility services in the Home, reporting faults when identified.
- General plumbing including washers, taps, unblocking toilets, unblocking stacks.
- Operate heating plant in accordance with instructions.
- Basic carpentry such as new locks, architrave, boxing in, assembling furniture, easing and adjusting windows, replacing handles and similar hardware.
- General tiling – floors and walls.
- General painting & decorating.
- Maintain work and storage areas in a neat, tidy, safe and secure manner.
- Basic electrical maintenance such as changing light bulbs.
- Identify hazards, defects and the need for adjustment or repair, internally and externally, to ensure compliance with agreed codes, law, working practices and health and safety.
- Liaise with domestic assistance/housekeeping/care staff and performing jobs as and when they are required.
- Provide a courier service, if necessary, for mail and supplies, as well as delivery of specimens and collection of prescriptions on behalf of residents. Mileage costs to be reimbursed in line with HMRC guidance.
- Maintain an inventory of tools and equipment and keep them in good state of repair.
- Carry out planned tasks in accordance with contract/agreed requirements.
- Carry out tasks within agreed time limits.
- Meet your targets and contribute to those of the team as a whole.
- Contribute towards the smooth running of the team.
- Adhere to all organisation policies and procedures.
- Provide out of hours emergency service, participating in the on call rota.
- Ensure contractors entering and working on site are complying with Health and Safety Standards and authorise completion of required works.
- Safety responsibilities for residents and homes.
- Ensuring there are monthly nurse call system checks and ensuring all reported nurse call faults are addressed without delays.
- Ensuring water temperatures in the home are checked for safety on a monthly basis (all rooms).
- Ensuring fire alarm is tested every week and a record is maintained.
- Ensuring monthly check on fire exits/fire fighting equipment is completed.
- Ensuring emergency lights are tested monthly.
- Ensuring wheelchairs are checked for safety every week.
- Ensuring beds and bedrails are checked every month.
- Ensuring all rooms are audited every month and any identified faults are repaired within a reasonable timescale.
From time to time you may be expected to be part of special projects as are reasonably required of your job role. You are responsible for your allocated workload and must meet all targets as agreed with your Line Manager. You must contribute towards the smooth running of Homes generally.
Essential Criteria:
- 6+ months experience in a similar role.
- Demonstrable understanding and knowledge of a wide range of traditional building trades.
- Knowledge of Health and Safety, particularly Moving and Handling techniques, and COSHH assessments.
- Full driving licence.
