Our client, an independent and highly successful leasehold management company, are currently looking for an experienced Property Manager to join their close-knit collaborative team on a full-time permanent basis from their offices in Gloucester. You will oversee a portfolio of residential leasehold developments and estates and therefore, must be highly capable of managing your own workload whilst maintaining a professional and responsive service to clients, leaseholders, contractors, and directors. In return, you will have the opportunity to be independent with your workload and take on more responsibility as you see fit, allowing you the scope to grow and progress in your career.
Responsibilities:
- Oversee the day-to-day management of a diverse portfolio of residential developments
- Prepare, manage, and issue annual service charge budgets
- Coordinate and oversee repairs, planned maintenance, and statutory compliance works to ensure properties are maintained to a high standard
- Build and maintain strong working relationships with contractors, surveyors, insurers, and legal professionals
- Conduct regular site inspections, identifying issues and implementing solutions
- Represent the managing agent at Annual General Meetings (AGMs) and directors meetings, providing clear and professional updates
- Manage insurance claims from inception through to resolution, while responding to leaseholder enquiries
- Monitor and ensure full compliance with health & safety regulations
- Maintain accurate, up-to-date records across internal systems, including SharePoint, ensuring data integrity and accessibility
Candidate Attributes:
- Experience in residential leasehold property management, with a strong understanding of industry practices
- Highly organised with excellent time-management skills
- Self-motivated with the ability to work independently and take ownership
- Professional, confident communicator with the ability to build strong relationships with clients and colleagues
- Proficient in Microsoft Office
- Full UK driving licence and access to a vehicle
Hours: Monday Friday, 9am 5pm with an hour for lunch (flexibility required for appointments) hybrid working option (1 day per week from home) after probation
Salary: £32k rising to £35k (negotiable dependant on experience)
