An opportunity has arisen for an experienced Technical Services Manager to join the onsite estate management team at a high-profile mixed-use destination in South West London. The estate combines residential apartments, retail, office accommodation, public realm and resident amenities, creating a technically complex and highly visible operating environment. The successful candidate will take ownership of technical service delivery across the estate, working closely with operations, asset management, health and safety, development teams and specialist contractors.
This is a broad, estate-side role with responsibility for technical strategy, compliance, projects, budgets, asset management and contractor performance.
You will be responsible for:
- Managing mechanical and electrical services across the estate
- Developing and maintaining the estate’s PPM strategy
- Preparing and managing engineering service charge budgets
- Procuring and managing technical service contracts
- Monitoring contractor performance against SLAs and KPIs
- Maintaining asset registers, O&M information and technical drawings
- Managing E-Logbooks and planned maintenance systems
- Developing plant replacement and lifecycle strategies
- Delivering technical improvement and replacement projects
- Supporting building handovers, defect resolution and commissioning
- Reviewing RAMS, permits and technical risk actions
- Providing technical advice to the wider estate management team
- Supporting retailers, residents and occupiers with engineering issues
- Participating in the out-of-hours escalation rota
You will ideally have:
- Strong experience managing technical services within a complex property environment
- A mechanical bias or strong working knowledge of mechanical building services
- Experience managing maintenance contracts and engineering contractors
- A track record of delivering technical projects and improvement programmes
- Knowledge of statutory compliance, PPM and lifecycle planning
- Experience managing budgets, procurement and service delivery
- Strong stakeholder and client-facing skills
- The ability to communicate technical issues clearly to non-technical stakeholders
- Experience working within mixed-use, residential, retail, commercial or similarly complex estates
An engineering qualification, apprenticeship or relevant technical accreditation would be advantageous, although strong practical experience will also be considered.
