Anabas is a dynamic national Facilities Management provider, supporting corporate office occupiers in delivering exceptional workplace experiences for their employees and customers. We are seeking a proactive and committed Facilities Manager to lead the delivery of a Total Facilities Management (TFM) contract for a prestigious, high-profile client in Central London. Acting as the site lead, you will be responsible for delivering a best-in-class service across workplace experience, cleaning services, hard services maintenance, and project delivery. This is a high-impact role requiring strong technical knowledge, leadership capability, and a passion for service excellence.
Key Responsibilities
- Lead and manage the on-site FM team, ensuring high standards across all TFM services
- Act as the primary point of contact for the client, building strong and trusted relationships
- Ensure full compliance with Health & Safety and statutory requirements, maintaining accurate records
- Oversee hard services delivery, including PPM completion and asset maintenance
- Monitor service performance, identifying risks early and implementing corrective action
- Work closely with the landlord’s managing agent to coordinate site activities
- Manage budgets including labour, materials, equipment, and subcontractors
- Produce accurate reports on service delivery, performance, and compliance
- Implement and maintain quality assurance and performance standards
- Manage time and attendance systems, ensuring accurate workforce records
- Lead additional works, including quotations, approvals, and delivery
- Drive continuous improvement across service delivery and processes
- Foster a positive, engaged team culture aligned with Anabas values
- Ensure the team is trained, competent, and supported
Qualifications & Experience
- Minimum 5 years’ experience in Facilities Management
- At least 2 years in a similar role with responsibility for hard services
- Strong knowledge of hard services and statutory compliance requirements
- IOSH Managing Safely (or equivalent)
- Experience in a client-facing role with a strong customer focus
- Good understanding of building systems (HVAC, BMS, lighting, fire systems, power, lifts, water systems)
- Ability to interpret technical reports and PPM schedules
- Strong organisational and problem-solving skills
- Calm and effective under pressure
- Excellent communication and stakeholder management skills
- Proficient in Microsoft Office
- Effective and motivational team leader
