My client is an award-winning independent estate agency specialising in Central London. They combine expert property knowledge with an honest, practical and highly personal service. They have built a collaborative lettings and property management team where individuals are trusted to take ownership, share ideas and deliver an excellent experience for landlords and tenants and work hard, support one another and celebrate success together.

They are looking for a Senior Property Manager to take day-to-day ownership of a portfolio of Central London residential properties. You will act as the principal point of contact for landlords and tenants throughout the tenancy, ensuring issues are handled promptly, communication is clear and expectations are managed professionally. This is a hands-on role for someone who genuinely enjoys helping people and delivering responsive, time sensitive service. The successful candidate will be calm, positive and resilient - able to remain empathetic and solution-focused without taking difficult interactions personally. You will be expected to work with a high degree of autonomy, use sound judgement and contribute to the continued development of our systems, service standards and team culture.

What you'll be doing:

  • Act as the main point of contact for landlords and tenants throughout the tenancy, providing timely, clear and professional communication.
  • Manage a portfolio proactively, identifying risks, upcoming actions and compliance deadlines before they become urgent.
  • Coordinate maintenance through Fixflo, instructing suitable contractors, obtaining approvals and keeping all parties updated through to resolution.
  • Triage urgent and emergency maintenance issues, making proportionate decisions and escalating where necessary.
  • Organise and monitor gas safety certificates, electrical safety reports, EPCs and smoke and carbon monoxide alarm requirements.
  • Check contractor invoices for accuracy, upload them to Reapit and approve them within agreed service standards.
  • Arrange and review mid-term inspections, report clearly to landlords and follow through on any maintenance, tenancy or compliance issues identified.
  • Ensure landlords and tenants comply with their statutory and contractual obligations throughout the tenancy.
  • Review tenant notices and prepare or coordinate landlord notices where required, ensuring accuracy and compliance.
  • Oversee rent reviews, variations and changes of sharer where applicable. Arrange check-outs and manage the full end-of-tenancy process, including review of check-out reports and proposed deposit deductions.
  • Prepare clear, evidence-based dilapidation schedules, negotiate deductions fairly and submit disputes for TDS adjudication when agreement cannot be reached.
  • Use The Depositary platform to manage end-of-tenancy negotiations efficiently, where applicable.
  • Maintain accurate and complete records within Reapit and other systems, obtaining and updating missing information promptly.
  • Maintain up-to-date knowledge of residential lettings legislation and apply company procedures consistently.
  • Contribute ideas that improve efficiency, compliance, client communication and the overall customer experience.
  • Support colleagues and assist visitors to the office as part of a collaborative team.

What they are looking for:

  • Ideally at least four years of property management experience within central London residential lettings, with responsibility for your own portfolio.
  • A strong working knowledge of current residential lettings legislation, deposit protection and property compliance requirements.
  • Experience of managing maintenance, inspections, notices, renewals, check-outs and deposit negotiations from start to finish.
  • Excellent written and verbal communication, with the ability to explain decisions clearly and adapt your approach to different clients and situations.
  • A naturally positive, helpful and customer-focused attitude, combined with the confidence to set boundaries and manage expectations.
  • Excellent organisation, prioritisation and diary management, with a strong sense of ownership and urgency.
  • Good judgement and practical problem-solving skills; able to distinguish between what is urgent, important and routine.
  • Accuracy, attention to detail and a disciplined approach to record keeping and compliance.
  • A collaborative, no-ego approach and a willingness to support colleagues when priorities change.
  • Confidence using property management software and digital systems.

Systems experience:

  • Previous experience using Reapit is highly desirable.
  • Experience using The Depositary for end-of-tenancy and deposit negotiations would be a strong advantage.
  • Experience of Fixflo and TDS adjudication processes is also desirable.
  • Candidates with strong experience on comparable platforms and the ability to learn new systems quickly will also be considered.

Qualifications:

  • Level 3 Award in Residential Letting and Property Management, ARLA Propertymark membership or an equivalent qualification is desirable.
  • A commitment to ongoing professional development and keeping knowledge current is essential.

Full time: 8.45am-5.30pm Mon-Thu, 8.45am-5.00pm Fri.

Package:
